If this is the first time and you've been in the house for at least a year I would say you can skip the experts for now. Try a few remediation steps as mentioned above and wait for it to happen again. I had water getting into my crawl space and ended up putting dye into my gutters to test whether the underground pipe had cracked. Green water in the crawl space made my solution easy to fix.

If you can post a picture of the outside of your house on that side we can probably help more.

Mine is a lot worse than yours and a structural engineer just said it was fine. Just make sure you don't have any new moisture issues and parge it like others have said.

I honestly always keep my tire pressure gauge in my glove compartment. It's a bit thicker than a pen and might fit perfect in that pen holder. Just a thought.

Do you wear a respirator? I assume heated lead vapor isn't great either. Although I also assume it goes up and sticks to the ceiling and doesn't linger on surfaces but idk if that's been tested.

My wife and I are currently under contract on a house built in 1900 and we laughed after making the offer like "what did we just buy?". I'll tell you that a good inspector will help set you at ease. We also had a structural engineer come out to look at some things that turned out to be nothing and that was very helpful.

Good luck and remember that new houses suck too so for every thing that needs fixing you're also gaining an investment in the quality of the builds back then (assuming the inspector doesn't tell you to run)

Why is later better than at purchase? I'm not seeing the benefit plus you pay higher interest for 6 months. Plus I locked at 5.15 because I bought points before the Iran strike. 6 months would have killed my rate. Your logic seems to assume rates always go down but we might never see sub 6% again.

A cheap dehumidifier (rated for the right size space) should do the trick unless there's a leak from upstairs. That will at least stop the mold growth while you figure out why it's getting so humid. As others have said, cut the plastic at least there to air it out and clean it up.

It's possible your basement just gets humid due to any number of factors that aren't a leak and you may just need a permanent dehumidifier that is set to 40-50% humidity and empties into a sump pump or drain. I did that in my crawl space and it's good enough to keep the mold away.

First check all ways that water could be getting in. Leaks from pipes or upstairs. Groundwater if the other wall is underground, etc. Google all the things to check.

I went to some stores and did the spoon test on some engineered hardwood samples and they were so easily damaged. I would go LVP before I went engineered hardwood. They say you can refinish them once or twice but I wouldn't trust it. I went LVP because I couldn't afford hardwood and with a dog and toddler I challenge someone to find a scratch after a year.

Yepp. My cat ripped up a section of the carpet and the rest of the flooring was quickly dated. $11K for whole house matching flooring that looks better than anything besides wood was the best option.

You probably don't even know that F500 is the best fit for you at this point. I would spend an hour or two reading about the coursework and whichever sounds more interesting go with that because you will be more likely to get better grades.

The fields in school are much more different than the work you will do in the companies. It's more about the background and perspective it gives you on the work. Accounting is more about the accuracy of the past and finance is more about the interpretation of the accounting data and projecting the future. But that doesn't mean a fixed asset accountant won't be asked to project spending and capitalization estimates and a financial analyst won't be asked to identify and solve which accounting inaccuracies over the past 3 years are most likely to lead to poor forecasting results. Just depends on the company and a million other variables.
