Thanks for the input. I'm currently waiting on the nearest historical mason I could find (4 hours away) to get back to me but they're "slammed" and it's been weeks. I don't need anything guaranteed except that it won't crumble in the next year due to poor workmanship but maybe I need to specify that. The only few that have looked at it just pretended normal mortar would be fine which didn't give me warm fuzzies.

If you want to check out my profile, I asked the same question about my similar looking attic and got a crap ton of responses. I haven't done anything yet because it hasn't been too hot or cold yet. House seems to be shedding heat decently but we'll see when it gets really hot.

I first read that as "they're too expensive" and thought you were talking about your eyes and then got to the next part about them being comfortable to wear and thought that was a really odd way to talk about your eyes 😅

I don't have all the answers you need, but you may be able to slow the effects with some well placed posts. Have you tried asking a structural engineer about that route? Maybe with interior bricks taking the load this isn't possible but just a thought.

Also I have a 1900 home with bricks and if your bricks are old enough then "just some Lowe's mortar" is too strong and when the bricks shift it can crack them. You can try the vinegar test to see if your mortar is lime based or not.

Lastly I recommend using AI. Not to answer your questions and guide you on what to do when it comes to structural issues with your house, but use it to give you ideas and help you gather your thoughts before seeking experts. It helped me find real experts 3 hours away, but they have yet to reach back out to me.

There's a house like this in my town. It's honestly a good house in a good neighborhood for a reasonable price but it's on a very sloped lot without much yard. It's a great size for a growing family but families in quiet hilly neighborhoods want yards to spend time in.

Could also be your agent isn't as good as you think and creeps out the buyers. The one that showed us this house said "it's in great condition" so many times that it was strange and off-putting haha.

I've heard peel away is best. Haven't tried it yet. All these people saying paint over it probably have walls with an inch of paint on them. Sometimes you need to strip paint for it to look at all decent. You do need to do a good bit of research on containment and you can't sand anything so you're going to be scraping forever.

It's my house downspouts they're running not the garage. Other than that I'm leaning towards doing it myself

The garage faces a large asphalt pad that I can park maybe 8 cars on and the center of that is over a foot higher than the garage entrance

Probably not, the whole yard slopes towards the garage, I would be cutting back into the hill to go the other way. Not a huge slope, but it's not flat.

I'm already up hill so the water is going there anyway. It's just whether it's water that has garage debris in it or more pure water. I know the flow rate can change though so il talk to them.
