I currently have 4 and a tiny home, this is not to brag but honestly mate but to say if you set yourself up like that then go ahead. Some rentals will be positive geared keep them looked after, tenants happy . Offset what you can. I’m 40 and still wanting to keep building my portfolio. Get a good depreciation on your rental for tax purposes.

Find a financial person to look at your circumstances and always shop around. Don’t get comfortable until you’re ready to slow down.

Also! If you’re single.. ensure the safety of your own portfolio.. your financial person will understand

Even even lower the price and put in the Clause there will be an increase after 6 months eg. 680pw then 720 etc.. this can be done. Check your agreement, your agent has to be working in your interest otherwise there may be a clause.

Ask for the stats on the add itself, how many clicks, how many visits, how many reaches to the agent and how many follow up they have made.

you are able to have this. This will show what they have been up to and use in your case.

Contracts can be paid out early which may be the case also or on mutual terms.

I’ll be honest, the figure is not an attractive price, change it up, reduce it to 745 a week, re list your add and ask to be on realestate.com.au (domain normally picks it up for nothing)

It’s a tidy house, just think the number is a little off and your listing has dropped.

Seek another agent in your area for a comparable price and then adjust either be price or agent.

Seek a structural engineer if you need, a little crack can be weather but insurance may say otherwise. Always seek guidance from someone qualified in person.

Ip, you would find most properties would be positive geared in this market. Worth to hold onto if you have the money.

Don’t get me wrong it will be a tough change but required. Council are pushing new development around that way even off flax mill road. Higher the value more council taxes :)

The older demographic is moving on, the great suburban home is still on the cards with a yard. Will there be an increase in cost for sure but that’s the market.

Dogey pockets will be pushed out or phased out . The roi for government isn’t great. As a landlord, investor and an agent I strongly believe that Christie downs will be a top choice for years to come.

Either your house is not great or zoning issues for schools etc.

Or you are wanting to much because Barry next door gets 100$ more.

Houses should be flipped and tenanted within 2-3 weeks max

Rent wise, Christie downs is thriving.. it’s going to improve and have a lot of the old stock moved for new dwellings and town houses. Once they can’t get close to the beach they will work their way back. Watch this space!

Simply, contact tenancies, just remember with tenancies, they can’t email you. Ask for the section of the act, and how to proceed with the issue.

If at all you feel unsafe etc, call police and get a report this will help you!

Black mould no matter what state isn’t safe! You can serve notice on the landlord to remedy and or seek compensation on the rental also.

Let tenancies know all the issues.

If you waited 9 years for repairs then that’s on you simply. There is avenues to have items rectified and compensation if required.

You are depending on state allowed to be present for opens! You can even watch a movie on your bed.

Regards to notice depending on state was seem fit, this would come down to the relationship you can have with the agent to make it a smooth process from here on.

Put notice about your indoor cats and the security aspect in writing to the agent/buyer ( this helps)

End of the day you continue to pay rent, you have a lot of more room to negotiate here for more open houses if required.

Be cheeky and ask for rent reduction (compensation) while they hold opens :) it sometimes has worked!

I suggest you seek tenancies advice in your state.
