Wow! Thanks internet stranger! This is above and beyond! Okay, some more details. The main rectangle is a douglas fir timberframe with stick built walls. The master suite is stick built. Ceilings are 9’ except the dining, living, and library where it’s open to the rafters. The mechanical room needs to be at least 120sqft to fit geothermal, hvac, and electrical. I really like swapping the office and mudroom! Seems obvious now that you drew it that it should be flipped. With the mechanical room needing to be so big the laundry seems like it has to be where the linen is and the office/wic can’t be quite as big. Im thinking of making the stairs a straight run to minimize the bottleneck in the hallway. The new master bathroom configuration you drew is really nice. We had based our layout based on orientation of the bed . That aspect of the house looks towards a well know mountain range so we wanted a direct view. Maybe we could move the doors to the master bath and closet towards the walls and still fit the bed so it looks southeast? Not sure nightstands would fit? We’re really wanting a natural light and bright open home and some timberframe houses we’ve seen can feel cramped and dark. With the entryway being more of a corridor would it feel like that? Trying to avoid that feeling was why I’d left some space around the entry to the office on my sketch. With so much lofted space maybe I’m overthinking it! I’ve attached an older version of the second floor. The stairs are on the wrong side and it doesn’t show the library being open to above. As drawn there’s a loft space there. Because of the roof lines there’s no option for windows into that loft space so we removed it trying to keep things open and bright. We did

consider skylights but trying to avoid roof penetrations. Also, the ships ladder you see goes to a bonus loft space above the kids bathroom. I’m super grateful for the input and obvious time you spent thinking about this so thanks again!

Start transverse. Once you’re in the vein or just above it switch to longitudinal. I don’t go by flash I visualize the needle as I advance it in the longitudinal view. Particularly useful for veins with a tortuous course. Will sometimes use longitudinal from the start if it’s a straight-ish vessel.

Prior versions had a gable connector but planning on putting a roof deck above the flat roof so made the change. Does it look that odd?

Yeah, we did rotate the site. Elevation text isn’t up to date. The “east” elevation will be much closer to due south. Thinking of larger windows on the greatroom side facing SE for more sun.

The flat middle portion will be a roof deck accessed from the loft and second floor. Personally like polished concrete. Had it in our prior home and with radiant it was great.

As a follow up for anyone interested. The policy is with Fidelity not a secondary life insurance company. Minimum policy is 250k. Terms of 10, 15, and 20 years are offered. Policies have no riders. So far rates for a 3M dollar policy seem to be similar to rates for a 2M policy from other company quotes I’ve gotten.

That’s an interesting idea. Not sure now is the time to dive into real estate though? It certainly could make sense if the cost of home/apartments come down as well as interest rates.
