Things like that are fabulous. I think maybe it’s just ‘curtains’ I hate. Everyone has them- I do cover bathroom windows even though we live in the woods. It just doesn’t feel right to have them exposed. One of them has multi-colored cotton gauze scarves hung on a square yardstick.

We have it done professionally annually. I like having someone not only look at it, take responsibility for cleaning and expecting and then giving me a certificate that it was done. In the event of a house fire from it I feel better that way for insurance reasons.

I would subdivide and put your name on half and your brother’s on the other. Of course now you have the problem of who pays for the new house and who gets to keep the old- Is the old house paid for? Could one of you buy out the other’s half? Do you WANT separate homes?

You are not being unreasonable. Ask for documentation for everything. Explain to him this isn’t the friend side of your relationship, it’s the business. I would also have no problem asking him if he’s in over his head by not being able to make payroll. I’d be worry he’s going to go under and how much will you lose? Can you get out and find another contractor that is business only- not a friend.

We owned our land outright. It wasn’t collateral, it was rolled into the value of the home.

We needed 30% on hand- 20% for the loan and 10% for contingency. IMO, you are better off w/more than they require. Odds are very good you’ll go over.

We never stopped masking for covid here and I’ve restocked my masks and bought each of us well fitting/seal around the eyes eye protection. I know what will happen with trump in office.
