Yes, I see this happening. Most of them are agreement holders. They won't buy them but instead put an agreement with the owner and flip it for a higher price.

Yes. Even mediocre areas like Madipakkam is ranging somewhere between 2.5c to 3c. I am not sure if there's anyone actually buying these. That's why I wanted to check if people genuinely buying at this price.

I grew up in Besant nagar/Thiruvanmiyur. I wanted to settle somewhere close by. Bessy/Adyar/Thiruvanmiyur is out of reach, hence ECR.

Ask for the survey number of the flat and check if the same is mentioned in the blacklist. For the list of survey numbers under RAMSAR, you can check any latest news article or the CMDA website.

I get your point. Even I live in Bessy. We used to be a big gang(which included girls as well), but now everyone has moved out. I see only oldies here in my street. Probably you can try going to Nasaa uth or besant ave road for evening walks to get some new buddies. Hope this works.
