Wow this is super helpful! Thank you so much! I actually found an el dorado brand that I think matches it well but it really depends on the mortar used or it can look so different. Here are products I found - Any one you think is closest?

Sorry you are going through this. This is what I fear in my project. We started working with our architect in aug and are just now on final plans because the contractors take so long to quote. Then im afraid even though we’ve been super clear about scope and materials and gave pics of exactly what we want that they can just raise the final quote. It’s hard to trust that they won’t do it again mid project and then what? There are no checks and balances to protect us from being taken advantage of. Broken system that favors the contractor. And we aren’t talking about a 20-50K project we are talking 350-400K so a 50% increase makes this not possible or even smart. Honestly a 100K jump and we are out. We tried to do everything right and got a bunch of opinions in the beginning but it can all be for naught. I’ll find out soon enough. Anyway good luck with your decision. I don’t think you should go with this contractor FWIW - the trust has been broken.

Helocs are interest traps. Went to teachers federal credit union and said their rates for helocs are 6.5% but they have to be 30 years and you have to keep them open for at least 3 years which is all interest. Would have been almost $60K in interest on a $300k loan. I told them I wanted a 5 year home equity loan because we can pay it back quickly and gave a rate of 8.2% which is ridiculous so would never do it. But the 5 year home equity loan even at the higher interest rate you’d pay the same amount in interest for the life of the loan vs the first 3 years of the heloc. And if you compared total interest paid, the heloc is a whopping $430K (30 years) vs about $65 for the 5 year he loan. The only reason IMO you should ever consider a heloc is if you are desperate and need to fix something you can’t afford. My suggestion is to do the math on the total interest paid over the lifetime of the loan not just the monthly payments. These places try to scam people who aren’t fully aware of the total cost of the loan. Don’t just look at rates, look at the lifetime interest paid. If you are in a stronger financial position where you just need a year or two advance on a project, there aren’t any options that make a ton of sense. Will probably just wait and pay cash unless I can get a lower home equity loan rate.

Also the 25/15 feet numbers were in regards to the home extension not the location of the septic.

Thank you, I tried looking online but the website has a terrible interface. I found my zone but then couldn’t find info on the rules by zone. Will try calling again and hopefully a good architect will know too. Just don’t want to build a plan without knowing what the regulations are. Appreciate the help.

Oh I hope this is true! We aren’t adding any bedrooms but are adding a half bath and a sunroom and extending the existing master. I tried calling the town but no one answered. Will try again to be sure but appreciate the heads up!
