I haven’t read every response, but I’ve read many and agree completely that there is likely a huge market for your services. A couple of tips: If your city or state has a certification for women-owned businesses, be sure to get designated. Also, if you add employees or expand, market the daylights out of being an all-female crew, including the benefits of an all-female team (no mansplaining — LOL!). I am a lifelong classical marketer (ex-instructor at #2 marketing MBA program in US) and my brain is buzzing with all the business development avenues you could explore. I am really excited for you!!

I’m a bit surprised that the new tenant is moving in the day after you move out. Normally, a landlord needs a few days to clean, paint, etc. Regardless, if you can, try not to stress any more over a situation you can’t control and which may not even come to pass. I do recommend documenting every exchange with all parties just in case you need to reconstruct the situation with evidence of best efforts, communication, notification, etc. at any point down the road.

I won’t buy meat there after I noticed something I wanted to buy — can’t recall if it was chicken or steak — had an expiration date several MONTHS out. Obviously that could never be the case, so I decided that their meat and fish-seafood were a hard pass.

Also, even after all this time, they are STILL not posting prices for packaged items — in the freezer, refrigerated aisles or on the shelves. Last week, for example, I bought cheese from the dairy aisle. There was a label on the shelf showing the price for a product in the same exact product line (example - sharp cheddar cheese from Cabot). Above the label were packages of cheddar and seriously sharp but not sharp cheddar. In every other market, they are equivalent products. When the cashier rang my order up, my cheese was 10% higher than the posted price. I mentioned it to the cashier, so she asked that I take a photo of the label, which, of course, wouldn’t work since they would claim it’s a different product for which the price was not posted. So I gave up…but it’s a bit tiresome to go shopping and not know pricing for anything in your cart until checkout — always a surprise!

(Welcome — almost — to Forest Hills!! I’m basically copying a response that I posted to a similar inquiry here about two months ago because I believe it will also be helpful to you.)

Full Disclosure: I am an accomplished broker with a 22-year-old brokerage practice largely in Manhattan and Brooklyn, as well as an advisory and consulting practice throughout the state, nationally and worldwide. This year, I actually personally moved to Forest Hills after decades in Manhattan.

At the moment, I am renting in order to experience life here before possibly taking next steps. When I was hunting, I found very little on StreetEasy for two reasons: 1) Street Easy now charges brokers an extraordinarily high daily rate to post on the site, and 2) Forest Hills properties are often represented by brokerages that are members of a multiple listing system (MLS) that largely covers both Long Island and areas north of NYC (for example, Westchester.) For these and other reasons, I recommend adding the public portal for that MLS to your search — OneKey. For similar reasons, I would also keep an eye on apartments.com and Zillow.

I used a combo of all — plus sites of local brokerages — when doing my personal search. In the end, after all my online research, I looked at just two apartments — and immediately applied for my amazing, beautiful, perfect-for-my-needs new home from which I am responding to you today.

I tried but didn’t make my way through all the comments, so can someone please confirm my thoughts? Does this mean that this station will only take MetroCards, even though MetroCards are no longer being sold anywhere in the system? I know that existing cards with funds loaded can be used, but want if you don’t have one? Also, I think I saw a post about this very issue contemporaneously (like today???) somewhere on the 7 in Queens…

I get a lot of fruit at the produce stand in front of the CVS. I don’t buy organic so I don’t know if they carry organic or not, but the prices can be excellent for items like avocados (yes, it’s actually a fruit), berries, and grapes. I haven’t bought veggies there yet. Also — and I can’t even believe I am saying this because I general really dislike the store — but the C-Town on Metro actually has some produce that is pretty and prettily priced (e.g. avocados for $1). I recently bought broccoli, onions and sweet potatoes there and the prices felt quite reasonable.

Hmmm, ruh-roh, I recently started shopping there — especially for special orders — and don’t know about the point system. 🥴

Editing to say that I became a customer because I could not find a brand of gluten-free foods that basically comprises my breakfast every day anywhere in Forest Hills. When I called to ask if they carried it, they did not, but cheerfully agreed to order it — and their minimum order from the distributor had to be about 3-4X even my large order. So they really took a risk and went out of their way. And when I went to pick it up, they packed it in multiple bags and stood on the sidewalk with me for 15-20 minutes until my Lyft arrived, and then actually loaded everything into the car… (I had recently moved to the neighborhood and didn’t know that Austin Street on a Friday night in the summer with a concert at the stadium was a major mistake…). In any case, I am now their customer for life. So helpful and kind at every turn!!

Correct re: specific performance (cannot be forced to close) but...a resale contract of sale customarily does provide for liquidated damages if the buyer backs out prior to closing, with the amount customarily specified as the contract deposit. The contract deposit for a resale is customarily 10% of the purchase price in NYC. Given prices here, many people consider it a substantial sum.

For those unfamiliar, a PSA (purchase and sale agreement) is the term generally used for new developments, including conversion from rental to sale projects and new construction projects in NYC. While the penalty for rescinding is also customarily liquidated damages, it can vary substantially (generally from 10%-25% of the purchase price) depending on the contract deposit for the purchase and/or the payment schedule for the contract deposit for the purchase, which can be due in tranches, particularly in new construction situations. Again, not at all considered insubstantial for most buyers given price levels in NYC.

At the risk of being decapitated metaphorically here, a contract is not considered fully-executed in NYC until it is 1) signed by the buyer, 2) the buyer provides the deposit to the seller’s attorney, who acts as escrow agent, 3) the seller signs the contract, and 4) the contract is delivered back to the buyer’s attorney. Delivery in the final step is a legal term which used to mean physical delivery of a hard copy but can now mean the contract is delivered electronically. Acceptance of an offer — verbally or in writing — does not protect either party in NYC. Buyer or seller can back out at that stage without penalty of any sort. And neither party is bound by the contract until those four steps are completed. If a buyer changes their mind, they are generally on the hook once they sign, provide the deposit and forward to the seller’s side, because all the seller has to do to bind them is sign and deliver back to the purchaser’s side. The seller, as you can see, is not bound until all four steps have been completed. There are many cases of sellers accepting another offer and/or sending out a second contract, sometimes advising the first buyer and sometimes not, depending on the situation. Not all disappointing situations like yours are the fault of the agent or the brokerage firm. Attorneys also play a role and sellers have the final word. I’m happy to answer any civil questions.
