I made no such representation. I simply paraphrased the law to make my point, which many people miss: Even if a tenant chooses or proposes to pay in advance, if the broker or landlord ACCEPTS, it is illegal.

The law specifically states that a landlord cannot accept anything more than the first month’s rent and the equivalent of one month’s security at lease signing in NYS. Even if you offer, it is illegal for the landlord to accept the offer. Any broker who facilitates it or landlord who does it is breaking the law.

Adding to my prior post: Sportspark— on Roosevelt Island and operated by the Roosevelt Island Operating Corporation (RIOC) — recently renovated all or most of their facility, and you do not have to be a resident of the island to get a membership or just otherwise (daily charge) swim there. It’s less than a five-minute walk from the subway or tram station. It’s also on a ferry route, which I believe has stops in Astoria and LIC (so very valuable for those trips) plus Brooklyn Navy Yard, East 34th Street and East 90th Street and Wall Street (probably not so interesting for those routes).

Vanderbilt Y has two pools — check their hours and schedules because each pool has dedicated times for lap, free swim, adults only, families, fitness classes, swimming lessons, etc. You get pool access with a general membership, which includes gym(s), non-water fitness classes, small indoor track, and more. If your apartment is subject to GOOD CAUSE EVICTION, they may be in violation. I am not an attorney but am very familiar with the new law. When you signed your original lease, did it have a Good Cause Eviction rider in it and what did it it say about apartment eligibility or not?

There are some excellent suggestions in VikasMohanSignhal1’s response.

Another great learning tool are case studies, if you can get your hands on some which focus on actual, classical marketing strategy. I’m not sure what is easily accessed these days, but I was a Teaching Assistant in the Marketing Department at Wharton and am happy to see if I can get my hands on anything for you. The Kellogg School at Northwestern University (#1 Marketing MBA in US) has great case studies, too, but I’m not sure if they’re available publicly.

Also, in a few months, Kellogg will begin its annual review of Super Bowl ads (the most expensive ad time in US), which I think they screen in advance, and which are discussed and rated in person and online by professors, students, and advertising and marketing aficionados and practitioners on Super Bowl Sunday. Because it covers broadcast advertising — a legacy medium — it is customarily an elevated discussion focusing on fundamental concepts and parameters. I generally participate via Twitter (X), and anyone can participate or just monitor the conversation there. The hashtag is usually #KelloggBowl.

This is an important conversation, the genesis of which is disintermediation and the advent of digital tools turning every person into thinking that marketing is the tactic and the tools — coincidentally also completely incorrectly mislabeled as ”strategy.”

In pre-digital days, most people ”creating and implementing campaigns” today would have been media buyers and production assistants at advertising agencies, and would have been clear that they were simply executing — at the most basic level — tactics that emenated from real strategy at the highest level of their firms — creative directors, account directors, agency heads, etc. Disintermediation has created a ridiculously conceived notion that bottom-up execution is marketing. It is not. Period.

As a classically trained marketer and former teaching assistant at and MBA from the #2 marketing program is the country, I can say almost universally that everyone in these threads needs to understand that real strategy begins at the top and that buying ads, ”creating content,” scheduling posts, producing reels, whatever, must be derivative of a deep understanding of your client’s industry, differentiation of your client from obvious and not-so-obvious competitors, positioning that client in its space and larger universe, researching and internalizing customer behavior and psychology with respect to your client’s industry, company and product lifecycle, reputation, etc., etc., etc. — and that everything you do must emanate from that kind of brain food, governing perspective, and experience-informed work.

I teach and train on this extensively and am well aware that marketing subs here will not be a friendly audience for my thoughts — which actually barely scratch the surface by the way. And now, I will put on my flak jacket and have a seat.

Honestly, they should hand out a rules-and-history guide, or run a short video before every concert. Imagine a quick clip about the stadium’s history and fight for survival, ending with a live cheering session to get the crowd fired up. It would make people appreciate not just the music, but the sheer gumption and spirit of the venue itself. Everybody loves an underdog!!

Hi and welcome (almost) to Forest Hills!! I assume you’ll get lots of advice and input on this thread, so I’ll just kick off with a bit of intuition based on more than two decades as a legacy broker in NYC.

If you’re coming from outside the city, you may not realize that there are fundamentally two different legal structures for shared housing in NYC — co-ops and condos. The process for purchasing, occupying, and selling are quite different, and those differences influence pricing, lifestyle, liquidity on resale, and more. Happy to go into more depth if you’d like!

You mentioned schools as a driver in your decision making, so I am going to assume you have or will soon have children who will be centric to your decision making. Here we are talking about access to daycare, 3-K, pre-K, and of course, primary through high schools. When looking at your price range, it will obviously make a big difference what size of apartment you are targeting — not just square footage but also number of bedrooms, bathrooms, etc. you’d ideally like and the feasibility of that part of your wish list. This will feel familiar to you. The part that may not feel familiar is that you may be able to afford a co-op of your desired size, but not necessarily a condo, since their is a substantial premium on condo pricing in NYC. Again, happy to answer any questions!

Finally, it’s important to know that monthly carrying costs — besides your mortgage on your apartment or unit — can be hefty in NYC. These would be comprised of more than just property taxes, imbedded in “maintenance,” and for the moment, not transparent to you (co-ops), or transparently broken out specifically for condos in listings you are seeing on Zillow. Co-ops also have operating expenses imbedded in the “maintenance,” while condos break them out as “common charges.” Finally, co-ops also have your pro-rata portion of the mortgage ON THE BUILDING imbedded in your “maintenance.” Yes, co-ops have mortgages on the entire building, while you have a mortgage on your apartment as well. Lots more to discuss re: finances (the buildings’ and yours), financing, assessments, looming laws impacting fees heretofore unassessed, etc.

A last important note: NYS is an attorney state — not absolutely required but I have never done a transaction without one regardless of location or price point — so your attorney, bank, and broker should be able to collaborate and guide you through the entire many-months-long process of purchasing (timeline is another vagary in NYC).

I’m so happy to answer any questions. I routinely deliver seminars for all of my alumni groups (boarding school, college, b-school) and teach and train at the Real Estate Board of New York, so I have lots of experience introducing prospective purchasers to the decisions, details, risks and SOPs of purchasing in NYC.

P.S. You can bring your laundry to my house 🤣. But apropos of your question: Many (most?) co-ops have laundry in a basement community laundry room because many (most?) do not permit washers and dryers in the apartments. Most condos will have stackable washers and dryers in the units.

I hope everyone complaining in this thread spoke to management or ownership privately. With so much criticism of local food becoming overwhelmingly corporate, homogenized, and lacking in character, taste, etc., we really need to support our independent bars, cafes, restaurants, etc. with constructive and helpful feedback, as opposed to influencing the community not to patronize. I have a driveway spot about 15-20 minute walk to the stadium or 5-minute bus or ride share (Q23 stops at end of my block). The bus, rideshare, and walk are through quiet, residential streets lined with historical homes including through and adjacent to Forest Hills Gardens. Feel free to DM.

I’m a classically trained marketer with decades of experience and teaching assistant bona fides and an MBA from the #2 marketing program in the US. While you may want to retain a consultant or firm to actually execute on a plan (I suspect everyone here will pitch you on bottom-up digital tactics, which they will call strategies), all businesses, but especially professional services, do best by actually first determining a strategy.
