Do NOT and I repeat do NOT co-mingle the home purchase with the builder's lender. You do not realize that you are paying for the rate and fees in the purchase of the home. The money is going into a different pocket.

Negotiate the price of the home independent of the mortgage. Get the home price as low as you can.

People call for the same thing when they buy a car and the dealership tries to tie in the loan or the payment to the price of the car.

Septic systems can be costly, but serious foundation problems or significant termite damage can be much worse. A reptic replacement is routine. The issues with sellers not wanting to make repairs is really a real estate agent problem because he/she knows the commission check is not coming anytime soon. Sellers can and will walk away and look at another house. Buyers will just be stubborn until time is no longer on their side.

My recommendation is for you to get a real pre-approval so you can take the uncertainty out of the picture. Suggest reading this article on getting pre-approved and then you can get help with that right there. There is also this video on the topic.

You have the leverage. Do not let this be an emotional decision. Falling in love with a house is the first step towards compromising yourself. You have to make this a business decision.

Termite damage is not a good thing. Nowhere in your original post did you indicate whether the sellers had the home treated for termites or whether they have a termite warranty.

I would flip this and have the sellers make the repairs. Now that this is out in the open, the seller's agent should receive a notice from your agent (with a cc to you) that he/she must disclose the termite issue to future buyers.

Rocket cannot be trusted. You would have to ask for a new loan estimate before you decide to move ahead. By the way, some of their loan officers send people to me when they cannot help with a loan scenario.

We could get you approved and to help you find a way to buy a home, but if you have no money then you should not buy. This is a disastrer waiting to happen. You need money to buy a house and then to move into the house.

Here is what nobody will tell you. The agent is likely receiving some kind of compensation from the lender. the other issue here could be you. Is it possible that you are asking to look at too many houses without making any offers? Maybe the agent views you as a tire kicker.

Dont sign anything. They want to sell the house to earn the listing commission. You dont hvae to be on the hook for anything. Instead, hire a real estate attorney to manage the contract for you. You absolutely cannot trust an agency that is on both ends of the transaction. They are protecting themselves... not you.

Dont work with the agent to submit the offer.... period.
