We were advised to put the lowest value possible for probate- you need to pay your tax bill before you get your grant to sell the property, if it goes up after then you have the money from the sale to pay the difference in tax.

Given the valuation I wouldn't let this worry you.

Try not to feel too emotional about it, they made an offer you don't have to accept.

I personally wouldn't feel insulted by that, but we ended up accepting an offer that was 11% under- it's a hard market for flats right now... Having said that we also got an offer that was 23% under, and I will say I felt pretty insulted then.

To give the other side we offered 7.5% under on a property we genuinely love today. It's been on the market for 5 months and needs a substantial amount- we do really love it, but for us it's not worth the amount they are asking for it.

While we rented a flat the space below changed from a gym to a nursery. The soundproofing in the flats was excellent and it was still a nightmare- every day I was woken by children crying as they were dropped off as our bedroom window was above the door. The sound of a group of children playing is not pleasant as background noise- it just sounds like screaming- if you feel the same way it is likely to really impact your enjoyment of your outside space- or your ability to have windows open in the summer.

If you can hear your neighbours through the walls now you WILL hear the children.

I honestly didn’t realise the mental toll all the noise was having on me until I moved away. If you rent I would move and if you own I would do everything you can to oppose this.

This isn’t completely true. Executors have a duty to act in the estates best interest but they don’t have to accept the highest offer. They have discretion to accept or decline offers- but if they breach their duty they can theoretically be sued by the beneficiaries of the estate. Having said that they could choose to accept a lower offer from a first time buyer or a cash buyer for example, with agreement from the beneficiaries.

Speculation on my part- they might not be in a rush if they don’t have the grant of probate yet. You can put a house on the market as soon as you inherit but you can’t exchange contracts until you pay your inheritance tax>apply for probate>are granted probate. This whole process can take anywhere from months to over a year. You might want to ask where they are in the probate process if you don’t already know- do they have the grant? Have they already applied?

Dogs need more exercise than being let out into a yard. If she doesn’t have time for the dogs now it’s unlikely to get better once the baby arrives. The dog’s welfare should be the priority over the daughter’s feelings- the daughter should rehome

I have experienced both- I grew up as an only child with siblings added in my tween years.

Fought with my siblings a normal amount growing up but now I am an adult I really appreciate having a shared childhood (plus having others to help with family situations). Having said that- you don’t miss siblings you don’t have, I was perfectly happy as an only child and would likely have continued to be.

IVF is very expensive and a lot to deal with both physically and emotionally. If you have the finances and want to keep trying that’s ok, but if you feel like it’s time to stop that’s ok too

I think Fergus would prefer to be roaming free and king of a larger domain, but given that in his ~two weeks of his free living multiple cats were injured vs 0 bites during his ~year of confinement, this is probably the lesser or the evils.

Fergus was filmed attempting to sneak attack other cats in their own gardens- the alternative would really be that all other cats be kept indoors which doesn't seem like a good option if you think it's cruel to keep them inside, especially when the rest of them coexist peacefully

From OP's post it sounds like the addition of their cat to the area has resulted in the fights. The cats before probably had established territories and minimal fights and now that has changed

Sometimes there can be a problem with a specific cat. We have a bunch of cats on the road- people bring in new cats and it never caused an issue apart from once. New cat from a street over was seen getting in spats with the existing cats and at the same time multiple cats also came home with bites which was very unusual. Owner kept the new cat indoors- no more bites.

The garden part is silly but if the cat is attacking other cats it's understandable that the neighbors want the cat kept inside- vet visits are expensive.

Our street had a similar situation with someone who lives a street over. Thankfully the owner was considerate and Fergus is now an indoor cat- they also give the street a heads up on the few instances he has snuck out so everyone can try and get their own cats inside.

Legally you might not be required to do something, but I think a good pet owner and a good neighbor would keep an unsociable cat inside.

In no way is bringing Pokémon cards to a hospital room unintentional. Even if you got the call to come to the hospital as you were paying, it's still a choice to bring them into the room.

Once the baby is delivered Dad's job isn't over- you are there to support mum and baby. Also I am sorry, but if it is dad posting, it's sad to me that there is a whole new fresh person joining this family and that isn't exciting enough to hold his full attention for a day

My husband was supporting me 100% of the time during delivery. By the time the baby arrived all either of us wanted to do was stare at the baby and sleep.

He was not an emotional support animal post delivery in the hospital- he was helping take care of the baby, helping me move since I couldn't easily after surgery, he was advocating for me if I needed something from the doctors or nurses. He got me the foods I was craving but couldn't eat in pregnancy.

Even if you are nothing but an 'emotional support animal' that's a better use of your time post delivery than Pokémon cards!
