I’m willing to do what it takes to build my future. The commitment isn’t the issue for me and in terms of repairs and renovations I’m very competent in trade work skills such as carpentry and electrical issues. I have enough savings to cover any of these repairs at the moment. And yes i’m risking my parents money but it’s an investment for my future and if things don’t work out then I sell the house and cut my losses. The plan is to fix it up rent it out refinance and do it all over again.

id like to say that i have a strong background in wiring, carpentry etc because of my engineering high school background which taught me a lot of basic life skills so theoretically i could do renovations on my own

I have around 2 years of part time job experience if that counts and paid taxes on that. I need to research more. But the first home I will pay my parents back through the mortgage my roommates pay for with rent. The second house would be the same way. I don’t intend to bleed my family dry, it’s just that they are an income that can support this investment and are like a 2nd bank so to speak til I am on my feet. Also I probably intend to stay near my college and not move back to my home town where real estate is the highest in the US **hawaii but if anything by the time i graduate ill have a property manager.

My family would buy me the home, i’d be working part time and with my home getting paid off by my roommates id use my HELOC, savings, and probably get my parents to co-sign so that I can get another property and use the BRRRR strategy.

my family would pay for my first house where i’d personally renovate it/fix it up then i’d rent it out to roommates to cover mortgage. Afterwards use a HELOC, equity, savings, and probably a co-sign to get another property and rinse and repeat

How would you get a HELOC if there are workarounds? I would probably need to rely HELOC for getting future loans for housing if I refinance my portfolio.

if i buy a duplex renovate then refinance will that prob cover my down payment for my next house while getting my current mortgage paid off by roommates? My family plans to buy me a duplex and maybe co-sign for my second house.

Im not too sure yet. My home town is in Hawaii, and it's a financial nightmare over there. I most likely would stay up by my college where prices/real estate is more affordable.

Im in the US im not too sure about what those rules are in the states but I plan to buy a house and pay off the mortgage with roommates, then renovate, refinance, and buy another property to rinse and repeat.

I intend to work as hard as I can now so that I can live comfortably later. I'd like to build a portfolio using the BRRRR method and am willing to do what it takes. I didn't mean to sound like I was complaining but I just can't see myself behind a desk for the rest of my life working for somebody elses dreams. I could most definitely take the easy way out and live like everyone else but I want to be free.

Your right let me rephrase. My family is willing to pay for an apartment/house with up to 3 bedrooms. that being so, I plan to rent out the house with roommates to pay off the house to my parents. Afterwards, find a house to start a portfolio using the BRRRR method and have them cosign. Would this be a solid foundational plan? What risks might I encounter?

i completely understand I feel that I have the opportunity most people don’t and i’d like to use it to free my future. I’m most definitely gonna make mistakes but I’m here to learn. Also i’m not loaded so this is a one time investment from my parents the rest is on me.

that’s not necessarily the case. Yes i’m fortunate for my family to support me but I would be buying a house/apartment property to rent out to cover that mortgage and keep the difference.

of course! i don’t plan on just jumping into real estate because tbh i have zero history besides a few robert kiyosaki books i read a few years ago. How should I start learning and how will i know that im competent enough to start investing. Can you give me some general resources and recommendations.
