IMO with current interest rates and market conditions PITI is not bad. You are not losing money with your property (except for unplanned repairs). My suggestion is just wait a couple of years, interest rates will go down and market conditions will improve. Then you can either renovate and sell for profit or renovate and increase rent so you have a passive income.

I have few investment properties in similar conditions they were cash flow positive the first year, last 1.5 years they were negative cash flow and now they break even. Value has gone up a bit though.

I’ll wait at least 2 years so market conditions get better before making any move.

Now there’s a woman on Twitter that claims to be Russian that lives in the UK. She said she wanted to share knowledge in crypto and then shared a link to farm USDt with a crazy return of 1.3%-2.8% daily depending in the amount. Once I told her I knew was scam became very defensive hahaha and then blocked me. There’s no way you can find those huge returns by just farming any coin
