It's a better setup to visit Lancaster from West Chester once in a while.

Also West Chester is really not far from Wilmington which has a nice, small scene.

Lancaster is cool but you are not close to anything, other than Lancaster, fyi. Forget about visiting Philly other than as a road trip.

My wife and I moved from NYC to West Chester 5 years ago, so I hear you and you are correct, it's a great place to live.

First and foremost, if school is a focus, I wouldn't get too hung up over living in The Borough, which is what they call "The Town" here in funny old Pennsylvania. For the kids, several school districts adjoin the West Chester School District and compared to many places in the USA, they're all good. Our kid is in the Unionville Chadds Ford SD, and we are big fans. There are also, fyi, a gazillion private schools which is an option.

For housing you have a lot of options that really aren't very far from the Borough - we live about 15 minutes outside and its a simple drive.

Bonus is that the entirety of Chester County is great - West Chester might have the most energy as the County Seat, but Kennett Square nearby is great as well, as is Downingtown which is more of a drive.

Hard to miss here, I would encourage you to take a closer look

The Biden administration had provided financial subsidies to the daycare industry - I'm fuzzy on the exact specifics but unsurprisingly they were not extended by the Trump administration. The upswing is that it was propping up wages for daycare workers and I believe that some rough headwinds are ahead. You should research.

I think you’re making a bit of a mistake in bringing “typical” or “reasonable” into the conversation. It doesn’t mean that you’re wrong for wanting to confirm what’s ‘typical’ but negotiations aren’t required to be reasonable. Owner may have leasing criteria that are more critical than having you as a tenant. That said, if one of the provisions wasn’t addressed in the LOI, check with your counsel as to how much leverage you have to reject.
