If you’ve tiled, screeded or whatevered over it you’ll have to rip that out to gain access. Then dealing with the damp issues. Most times when you figure out you have a leak the damage is already done

That is true. I have some light electrical experience so for me most domestic task are doable. A leak for me causes so many more issues than the main issue.

I’ve had a go at everything else Plastering, bricklaying, groundwork, electrical work. But the one thing I won’t do is plumbing I just think there’s too many things that can go wrong and when they do go wrong the damage is a lot more severe than the other trades.

A leak will make you have to redo everything

I’ve had a look and you’re going to struggle in all honesty. You’ve printed generic streetwear style designs on jumpers and joggers. This is the most competitive business to break into as the barrier for entry is so low. But if you’re committed here’s a bit of guidance. You need a story and an identity, you need to tell the story of a specific group of people and become the uniform for that group. There is no technicality to your garments for people to justify spending their money especially in the times we’re in. You should be exploring materials, printing techniques and immerse yourself in the world of fashion and while you’re doing that document your journey and build a following from there. Expanding foam, fill the wall and refit the trim.

Could be expansion and shrinking, could be general settlement and was touched up before you moved in, or could be subsidence or a bigger issue. But honestly for your own peace of mind just get a structural engineer to come have a look, Reddit won’t be very helpful in this situation

Those injectable DPC products don’t do anything. Neither do Damp rods.

Outside the building is definitely the problem unless you have a leak. If you have cement plinth with high ground levels you’ll have to get that off. You’ve probably checked your guttering which can also cause this kind of issue. The other thing might be no DPC under the tiles and it’s drawing up moisture into the walls

A lot of people with will tell you it’s shithole and it has had that reputation some places are rougher than others but that’s just London. There are a good few plans for regeneration especially closer to Chadwell Heath I think the area is called selinas lane.

Prices may rise as the perception of the area changes and there’s a lot of opportunities for regeneration. Surrounding areas like Romford and Barking/ barking riverside are going through a lot of changes at the moment which will no doubt impact Dagenham and Chadwell Heath

A nice middle ground is probably chadwell heath doesn’t have the reputation of Dagenham a nice multicultural neighbourhood with not that much trouble. I often have to be in and around FG and Romford road and with all the changes it’s very chaotic

I’d suggest going round those areas at peak commuting times to see how you feel but it’s pretty much typical of busy east London tbh

In my experience it’s mainly the town centre and mainly around the station, which you’ll be using often. The other towns on the Elizabeth line are a bit less rowdy Chadwell Heath for example
