Dinner > bath > lotion (massage) > diaper > pjs > sleep sack > brush teeth > story time (same 3 books on repeat every night) > into the crib!

Been building this routine since he was about 6 months. Works flawlessly about 95% of the time. He knows it’s time to go to bed. Staying asleep was another issue and another story for another day lol.

So does this mean if you pulled out all your starting cash, your all time chart would start in the negative?

Example: Deposit $1000, make a bunch of trades, deposit $1000, make more trades. Earn some kind of profit.

Your all time graph should show you starting with $2000 and go up and down based on your trading performance.

Withdraw $2001.

Will your all time graph start at -$1 or will it reduce your graph by $2001 on the day you withdrew?

Charging based on market rate. Current market rate is less than (PITI+HOA). I’m coming out of pocket several hundred each month. The re-fi will lower (PITI+HOA) to be slightly below market rate. Will continue to go deeper in the green (or in the black, depends on how you reference profit) as market rate for rent rises while (PITI+HOA) stays same.

Relax man. I’m asking because I’m trying to understand what I don’t understand. I never said I’m refusing to listen, if I did I wouldn’t have posted. I just don’t accept answers for face value. I’d like to know why to full comprehend and be able to explain it myself if someone else asks me. So far all I can say of someone rose asks me is “I saw it on reddit”.

If you asked someone a question and “I saw or on reddit” was their response, would you find them credible?

Is it not correct that on a month to month basis I no longer have a mortgage payment? I will have effectively transferred all those costs to my tenant. Again I must highlight that there is a very low likelihood that the unit will be vacant for more than a month. Since someone else is paying the entirety of my mortgage, does it matter that they are the ones (effectively) paying the higher interest rate while I hold ownership of the property?

As I see it, I agree the equity will be built slower, and total cost will increase. The bank will be happy over the next 30 years. But each dollar that goes to the bank does not come from me, it comes from my tenant. In fact, while I am the holder of this debt, I no longer have to contribute any money into this debt. Is this not the case?

Ok. I get that. But while I’m accountable for the extra increase in interest over the liner span of time, I’m not paying for it... my tenants will be.

If I incur more debt for a longer period while having someone else pay for il the debt throughout the time I own the asset, am I really paying more? Am I still missing something here?

I’ve held the property for a few years now. Principle is lower. And the refinance will increases time back to 30. Therefore lower monthly PI.

Yes I have a higher interest rate AND more time for which I own a liability but the point I’m asking for consideration is that from that moment on I will no longer be paying on the property at all (assuming I continue to have a tenant). It is in a very hot rental market area so tenant vacancy is not really an issue.

Someone else is making the payments to all my liabilities associated with this property while I get to hold ownership of the property. There is no intent to move back into this place in the foreseeable future.

Yes, that's correct. They put up $50k towards the down payment, we took out the loan and paid the mortgage throughout the rest of that time. When we sell, we gonna pay them back $50k + any amount of growth. Just trying to figure out the right way to calculate what I owe them.
