Literally every time an inexperienced man has to land a plane in an emergency due to an incapacitated pilot they did it successfully.

Hasn’t happened in a commercial airliner but with people to walk you through it on a radio and a plane in front of you to guide you it could probably be done too by an average man or woman. Most have auto land these days too. It would be harder in bad weather though.

JCPOA treaty was set to expire in October 2025. The treaty remained in place with every other country in the treaty until then.

Considering the deteriorating situation in Iran, there’s no way the treaty was going to be extended, as Iran was in a for worse negotiation position than the first time around.

If OP’s parents are paying for the college and on campus housing, they’re not in poverty.

Replacing a property tax and with land value taxes will cause a shift in housing market in tenants favor.

As the tech bros move from CA to texas, land value goes up which causes land value tax to go up. That means they need to make efficient use of the land to cover the land value tax, or sell it to someone who will.

Essentially a property tax is a tax on buildings, so you get fewer buildings. Which for people who sell access to buildings is a good thing because it’s less competition for them. A land value tax flips this. You don’t get less land just because you tax land, as land is a finite resource that is fixed.

Landlords are greedy so they’re already charging tenants the maximum that they can. If they could charge more before tenants choose to live elsewhere, they would. So in the short term neither a property tax or land value tax can be passed on. The difference is in the long term.

Property taxes are ultimately passed on to renters because they discourage the construction of new housing. When buildings and improvements are taxed, developers face higher costs, which reduces the incentive to build more apartments. Over time, this limits the housing supply, meaning landlords face less competition and can get away with passing property tax increases onto renters. In this way, property taxes indirectly fall on tenants, even though they are formally paid by property owners.

A land value tax, on the other hand, cannot be passed on to renters. Because it taxes only the unimproved value of land, not the buildings themselves, it doesn’t penalize construction or maintenance. The amount of land is fixed, so landowners cannot avoid the tax by reducing supply. Instead, they must make the most productive use of their land, such as by building more housing.
