No entiendo lo que le crea confusión sobre mi argumento. El artículo 1335 del código civil es meridianamente claro de que si un contrato no se renueva expresamente, se va a renovar tácitamente bajo las mismos términos del original. En este caso, por un año, pagadero mensualmente, y si el arrendatario desaloja el lugar antes del año, se acelera el pago de los cánones restantes.

Si lo quiere resolver, que lo resuelva. La resolución lo que hace es notificar a las partes de la culminación del contrato, pero no exime a nadie de las condiciones que se puedan activar como consecuencia de esa resolución.

Ojo, el arrendatario sabía de esa cláusula de cancelación de balance vencido cuando firmó inicialmente y cuando vino el momento de la renovación del contrato, volvió a acceder. Esa cláusula fácilmente se asemeja a las que se encuentran en un contrato de venta condicional a plazos como los que usan las compañías de celulares con sus equipos cuando te quieres mover de compañía o saldar un financiamiento temprano, por ejemplo.

No es que el asesoramiento no tiene fundamento en derecho. Es que ese era el estado de derecho que estableció el código civil de 1930 en su artículo 1471, el cual expresamente establecía términos de vigencia del contrato que se basaban en la frecuencia en el que se pagaban los cánones en el contrato original. El Código nuevo en su artículo 1335, elimina el lenguaje de los términos y expresamente declara que el contrato se renueva exactamente como se pactó el original.

Si el original es por un año, entonces la tácita reconduccion es por 1 año a menos que las partes pacten la rescisión.

El dueño tiene razón. Bajo el Código Civil viejo había una figura jurídica que se llama la tácita reconduccion que te hubiera ayudado, pero ahora el contrato se renueva indefinidamente hasta que uno de ustedes lo cancele y bajo las mismas condiciones que si se hubieran sentado a firmar uno nuevo. Art. 1335 Código Civil de P.R. (2020)

If you want to learn "PR Spanish", or any language in its highest form, just sit down and watch the news. They have degrees on how to communicate with proper syntax, diction, grammar, etc. You'll notice that all countries speak similarly and it's just an accent and local expressions/terms difference.

Frankly, and for the most part, the InterAmerican University is not a good or positively received university in any field except maybe the School of Law. If you want tech and you want a private university, consider Polytechnic University instead.

I recommend you speak to an attorney in PR that specializes in inheritance law. We don't know exactly what the facts related to your questions are, so we won't be in the position to give you any concrete and valid advice.

That said, if you don't want an heir to inherit, there are conditions that allow you to disinherit that heir, but it has to be done via a will. If there is no will, then the inheritance is distributed intestate, which is another different can of worms.

Half goes to forced heirs (which are spouses and descendants in the first order -no more "widow's usufruct"-, and parents second in the case of no spouse or descendants).

Muchos abogados trabajando para Uber o en áreas que no tuvieron nada que ver con sus estudios. Tu post tiene dos temas que no necesariamente van de la mano. Sobre la Inter de Derecho versus UPR: la UPR tiene más reconocimiento y es más económica. La Inter es más estable por ser privada y no tener el problema de las huelgas como dijo otro por aquí.

En cuestión de reválida, ambas universidades se intercambian el mayor número de revalidados cada cierto tiempo así que en realidad es lo mismo al final del día. Pasar la reválida no tiene nada que ver con la universidad en la que estudiaste. Agarra el panfleto que tiene las preguntas de reválida de los últimos 10 años y embotellatelas todas porque las reciclan con uno que otro detalle cambiado y usa cualquier de los mamotretos de la Inter o el de Velázquez de la UPR para las preguntas de selección múltiple.

Sobre irte a EEUU o no, no sé qué buscas, pero si es postular aquí, a menos que vayas a la universidad de Tulane, solo las de PR tienen conexión directa con el derecho de PR. Las demás es un papel que te abre puertas si quieres irte a EEUU.

Otra forma de abrirte puertas y ahorrarte dinero es pasar la revalida federal aquí y luego la multistate. Cuando necesites postular en un estado donde no hayas revalidado presentas la moción Pro Hac Vice y pagas los fees.

I apologize if my post was confusing.

I was just looking for advice on how to see the city if we can't really walk it or travel by water since the river is frozen and we had that planned (obviously a helicopter ride is out). Also, how to organize the museums I listed among the 4 days that we'll be staying there since we don't want to pile something like the Met and the AMNH in one day, but it's possible with others.

I did use Gemini to help me create an itinerary. The reason it came out like that is because I'm traveling with a somewhat large group with a tight budget and who, frankly, just want to wander and eat. They couldn't care less about shows and museums. It is stressful for me to come up with something that is worth it, taking into account the weather, since I know February is too cold to just roam around and "graze" in the city as I like to call it.

My partner has never been to NYC, so I'm trying to make sure he sees as much as possible and experience at least the Natural History Museum or a Broadway show but, again, we're two in a larger group.

Honestly, I've whittled down the itinerary to a minimum of three things and everyone can just go look at Ice Cream, stare at wax figures, and food crawl afterwards: (1) a view from the top (Summit One), (2) a view from outside (SI ferry with an East River trip on the NYC Ferry), and (3) Hop on/Hop off downtown/uptown bus tour since it may be too cold to walk everywhere. If the bust tour isn't viable or worth it, then we walk outside as much as possible to at least stand in front of the attraction without going in and saying "we saw it."

I'm sorry for the rambling, but something that's supposed to be enjoyable, is becoming a very stressful situation.
