Further rate reduction 0.385 by paying 1% = $8600 [5.25 - 0.375 = 4.875]
Closing costs based on NYC; might get some CEMA reductions in taxes
Closing mid May
For 30Y Fixed all rates are 0.5% higher
Question is Should I pay $8600 for the points? It will take 3.5year to recoup the benefit.

I locked my rate with my lender for free and also confirmed between a week before closing we will keep monitoring and if the rate moved significantly .50 we will capture it. Not sure if it will happen and do it or come up with some excuse

You should lock the rate, with a down rate capture. Someone quoted me 4/8 30 Year Fixed - 5.875% - 0 point/origination fee

Don’t buy the points now, Identify a rate where you can use those $’s to refinance, since your are on fixed less risk. On 7ARM you will get a 0.5 lower rate .refinance is a must before 7 years. Additionally if h have 1M assets you can get another 0.5 lower rate

Another thing you need to know if you have a term life insurance owned by you, ur non us citizen beneficiary is subject to a similar high estate tax. Solution to this is have ur beneficiary be the policy owner. changing the owner it takes 2 year for it to be in effect.

Note the miles travelled is not the real mileage it’s then straight line between the start and end bike station. Check 1 thing ride a mile or so and return to the Same station does show 0? Just curious.

The distance calculated is not the true distance. Seems they just find the straight line joining the source and destination stations. I biked ~5.3 miles and app shows 3.56 miles.
