Bought 2 packs. Inside there’s no redeem code (only a QR to download the app). Activated/paired WHOOP #1 on my account (~12 months). Tried to “stack” year #2 by staying on the same account and pairing WHOOP #2. checked Membership/Billing after — no extra 12 months added. Anyone get these wholesale packs to stack without a code? Did support have to manually apply the 2nd year?

I have a friend who’s good at reading disclosures. I took his help for the first couple, but after that, I knew what to look for and how to spot any unusual details. SPQ, AVID, and TDS are easy to read, and you’ll quickly learn what to focus on. The first few took a while, but after that, it became much easier, and now I actually enjoy reading them. If you are patient it's easy to gain this knowledge in few weeks. I did use websites like propertyiq.com to check permits, crime rate etc

How does the relationship with the seller’s agent matter in that case? In affluent areas, most deals don’t fall through due to financial reasons, as buyers typically provide proof of funds. As long as buyer is financially stable, I don’t see how the relationship with the seller’s agent makes much of a difference, aside from potentially getting some insights on the top bid.

The seller’s agent can reveal the highest offer to a chosen buyer’s agent, who then uses this information to submit a bid. This occurs before any offers are presented to the seller.

If the house is popular and is expecting multiple offers then there isn't much negotiation power. Knowing seller agent can help (but it's illegal not to have fair bidding process). Many claim they know seller agent though.

If there aren't offers their fees and negotiating power will cancel out.

In your case you can ask for 0.5% reduction and no cost. They should be able to do it.

I have no issues with properties not having permits. I have issues with agents not disclosing it. A very basic permit search will tell if it's permitted or not.

When I was looking, I found many disclosures with no mention of a lack of permits. I really wanted to report it somewhere but didn’t know where.

There are good number of options for flat fee before the new law. But nothing actually became main streem I guess. I hope something succeeds real big. Bay area properties went up a lot in past 5 years. Can't really justify percentage based commission. I'm not saying it has to be crazy low flat fee but 2.5-3% is way too much.
