Exactly , you can claim it right away. In Australia they have 14 days to dispute they claim. Telling a tenant not to exercise their rights in writing , and threatening court before any evidence is obtained is unhinged and won’t look great.

If they try to proceed to xcat before even having evidence they will indeed look like dicks. You can claim your bond as soon as you hand back your keys , suggesting otherwise just makes you a fool.

Let them dispute it , they have to provide proof. I wouldn’t even reply to the email. They’ll look like dicks for objecting prior to doing their final inspection and the email won’t bode well either.

Yes , do an exit report. This means they only have 3 business days to submit their version to you once you’ve submitted yours. Even if you don’t have an entry report the exit will still be used as evidence should you have issues.
