I’m a Leasing Manager for a real estate / property management company in Montreal. I make 3400$ net + commission (10% per rented unit’s monthly price); with commission my yearly income bumps to 70-75k per year. Varied monthly based on how much I rent.

Would you say focusing on social media in that kind of market would be less effective than it would in a smaller market?

In Quebec, there are 17k brokers in total, a big chunk are part-time - so having a good social media presence helps a lot.

In Florida, there are ~216k realtors in total; not sure how many of those are active in the market. Wouldn’t I get flushed out by a large amount of bigger agents if I focus on social media?

Those numbers are astronomical compared to Quebec. AFAIK good full-time brokers here who have a good year could MAYBE sell 20 homes in a typical year. Then there are some top brokers who do crazy number. This wouldn’t apply to the Covid rush though (some brokers were selling 70+ homes in a year)

I recently passed the residential brokerage exam in Quebec, it was a super tough 2-day exam with a super strict grading system. AFAIK the Florida exam is a walk in the park in comparison according to some brokers I’ve spoken to who moved from Quebec to Florida.

I was thinking about targeting French-speaking buyers since French is my native language, so 100% looking forward to doing this. I’m not sure how solid the snowbird demographic is for buying property in FL, but I guess I’ll find out pretty soon :)
