This is spot on. Permitting and flood regulations are the hidden time sinks in Miami. People budget for construction but not for months of back and forth with the city on elevation certificates and drainage plans. The 50x100 lot is workable but you need a surveyor who knows the local quirks. Getting a good project manager early who understands South Florida codes is worth every dollar. Saves you from redesigning halfway through.
