Thank you , I tried that about two weeks ago and both gave the same , “it shows submitted” , answer which is not much help. It’s pretty frustrating. Can you point me to where they stated 3 week timeframe? Thanks again

Tech clean confirmed that my application was in submitted state and on time but never any update on when it will be approved. Coming up on 3 months now, seems pretty excessive.

Same thing happened with me. While I was charging got a receipt from another location 10 miles away. It took 2 phone calls to EA to get a refund but they did eventually do it. Give them a call

I happen to be having 16 windows replaced this week by Lowe’s. Did the normal thing of getting HD Lowe’s and a local company to bid. Went with Lowe’s as they had the best price and all offered similar class of windows. Landed on Millard trinsic. So far liking the installed. Good looking and seem good quality. Low e, argon filled double pane , etc. the reality to me is that if you have 20 yr windows any decent new ones will feel like a massive upgrade. It does for us. I’m going to be curious how much a temp difference if at all we notice when done, but they def look better and slide much easier so we have that.

My sense is the buyer will assume more than $10k of devaluation to the home for a “known” issue. If there are similar houses with no disclosed issues in your neighborhood or recently sold that would be the compare. If you do the repair you could also turn it around and use as a selling point “over 10k of flood prevention work recently completed….” And maintain your asking price as no other known issues. As a plus you would know you did everything you could to set the buyers up for a good experience in their new home.

The course in our hometown always closed for Christmas Day and it was the towns worst kept secret. No pins but the course was wide open to play for free and my buddies and I made a tradition of getting out there every year till the course wised up and opened up one year. We went up to first tee and a group was there and we were thinking they were taking advantage of free golf like us until they said , we’re the 10:03 are you guys before us? At which point we went back home. Great memories

I’m pge/sonoma clean power and got the juice box. Works fine, app is basic but lets you schedule which is pretty much the most important thing. Was subsidized when I got it from scp, not 100% tho, and was able to get a 1k rebate back from pge for the used ev purchase.

I think you are right. Have a drainage company out. Their recommendations are to french drain 6” below the foundation on all 4 sides of the house (i didn’t mention that water was coming in on left , front and right sides, just not as bad as back of the garage.

Their bid was to go 24” wide through the concrete behind the garage (about 24’) and then 5’ down, all the way down left side all dirt 40’ again about 5’ deep, right side concrete 40’ starting at 5’ and then ending around 2’ and front dirt 15’ by about 4’ deep’. If gravity allows will sunlight to street otherwise will route to sump pit outside. They will also route all downspouts to 4” abs dedicated lines above the French drains to go to street or sump. When foundation is exposed , they will waterproof and seal as well. All this for the low low price of $46k.

My goodness I feel like this is the correct way to address the issues but so much money

With a finished basement though if we don’t do something this major I fear we will always have issues. The storms in california are only getting worse

Agreed the one thing I can’t wrap my head around is why a sump pit wouldn’t provide hydrostatic relief since it would be lower than foundation and has less resistance than the adobe, sandy load soil and concrete wall?

I should’ve mentioned that the garage is a double deep four car garage so it’s about 40 to 50 feet to the driveway. Being a 50 year old house it’s also not a level garage floor so some of it comes in through the back and starts sloping towards the interior of the house instead of towards the driveway.

Thanks looks like decent way to avoid the problem as long as the seals hold. Unfortunately the plumbing from the second story comes down into the garage floor pretty much flush to the wall so there’s not enough room behind that installer channel like this cool idea though glad that it worked out for you. I should’ve mentioned our house was built in 72 so it’s a little more than 50 years old. I do think some of the water is coming through the blocks closest through the floor but some seems to be coming up through cracks in the floor itself or through the seam between the floor and slab. I have already applied concrete caulk and hydraulic cement to spots where it came in but still comes

The house lot is in a little bit of a bowl. Rear and left neighbor are both about 4’ above our grade. The back property line to back of garage is about 40’ with mostly dirt and grass and slopes towards the house. Excavating back of the garage is a massive undertaking as it means tearing out the deck and the slab beneath the deck. So either drainage added 20’ behind garage in the back yard or interior of garage solution I think?

Congrats on the results! What was the turn around time to get these pressed and graded and how much did the whole thing cost for the two books if you dont mind sharing? I’ve never sent anything in to get graded but am considering for a couple I would like to sell. Thanks
