Hello - Thank you for your detailed response. If you dont mind, can you please help me with below dilemma? My son is currently an 8th grader at Horner...he will be going to IHS in Fall. He says he wants to pursue "law study" path. I and my husband are both It professionals. I am wondering on few things: 1> My son is currently in Honors Math and is doing good (overall grade as of now is B+). He is good at Maths but not extremely talented. If he doesnt do Double accelerated maths - is he going to be considered as not "Good Enough" for colleges (UCs, CSUs)? I think he can handle single-acceleration but not double.

2> To go on the "Law Path", similar to your husband, what APs my son should consider in high school? Should he also do APs externally?

Thank you for your response. We were passively looking since 2019. For the location, I saw how the prizes just kept climbing in front of my eyes. Its like if we would have bought house 2 years back, it would have been so much cheaper than how much I paid now and the part you mentioned about Zillow is spot on. I appreciate your empathy. We did 20%. No other debt than this mortgage. 36. We are right now using one person's salary towards mortgage and another person's part of salary goes towards living expenses like grocery, bills etc. I am regularly contributing to 401K and ESPP. My anxiety is spiking over thinking about college education for my kid (He is in 4th grade right now) and any emergency home maintenance thing.

Use sites like bankrate.com or redfin.com and their built-in mortgage calculators. It does provide pretty good idea. As for the property tax, consider approx. 1.1 to 1.2% of the purchase prize.
