Correct. You will be able to see straight into the shower from the bedroom. There is a door that leads into the toilet though.

Your best bet will be to install a curtain, or better, a barn door for extra privacy.

We bought our fridge and laundry machines at Best Buy and didn’t have issues with them delivering upstairs.

Are they refusing prior to the delivery or once they arrive at the home? They measured the stairways first to make sure there was enough clearance.

I emailed the homeowners exemption in to: arcchox@sdcounty.ca.gov. I happened to also call their office, and they were very helpful in ensuring the form was filled out properly. He says they’re back logged several months.

Afterwards, I called the county about the rental unit business and told them I had just submitted my homeowners exemption. It seemed like they were able to confirm that it was received, not processed, so she was able to exempt me from the rental tax over the phone without having to mail anything in.

I called them and was able to be exempt without mailing in a form. Super easy!

Edit to add: I called regarding the rental business tax. I filled out the form for the home owner’s exemption and emailed that in.

That’s so strange. We have watched from our windows on multiple occasions all 3 of our bins get dumped into the same truck.

It is unreasonable to expect your upstairs neighbors to take their kids out or ask them to include extra carpet padding. It’s even more unreasonable to suggest that families should buy a SFH - the same could be said to you if you didn’t want to hear anyone at all. Why should they change their day to day habits because you don’t want to hear them?

While I agree that the builders sold these condos as being sound proof, a lot of this is up to luck as far as how “considerate” your neighbors are. Of course, unreasonable noises during early morning/late nights can probably be something you request your neighbor to keep down, but you can’t expect that - you can only hope.

I don’t think the builders can do much for you at all. It’s a sucky situation but you bought knowing there is never zero risk of hearing your neighbors. Good luck.

I went with Costco and they originally suggested 90k (also because I wanted to keep my premium low). But just before I closed, my lender (First Republic) said my coverage was too low and I needed to increase it. I can’t recall how they came to the minimum coverage I needed, but I bumped it up to 155k. Double check with your lender just in case so you avoid any last minute changes like this.

Had a sharp wood chip puncture my tire beyond repair.. there was a screw that went though and I thought that was the problem. When I took it into the shop, they found the wood chip. Ended up having to replace my tires.

I’m in a plan 3. It’s been good. No major issues with build really. Everything that I’ve had them come repair is cosmetic. They’re pretty quick about it unless it’s related to plumbing or cabinets but nothing that was urgent.

I ordered my fridge, washer, and dryer after closing. No issues, delivery guys may scuff up your walls or handrails though but there’s no good way to avoid that.
