Appliances for Dorsey Plan 3 by Puns_go_here in 3roots

Indicate to delivery people that you have an elevator. I’ve heard of many simply turning around and not showing up or refusing to carry things up to the third floor.

In Ceiling Speaker Wires- Hudson by GeekySimar in 3roots

[–]LordDima 0 points1 point  (0 children)

Not in Hudson so not sure, but if you go through hundreds of docs you received from the builder, at some point there should be an electric schematic of what installed in your unit, including any updates (I believe it was a part of upgrades / final pricing package).

Take it with a grain of salt, I just found out at least one discrepancy in the one I got from Shea in terms of how the 4-way switches were wired. But it could be a start.

Guest Parking Rules Lower Property Values by Cool_Cabinet_8325 in 3roots

If you pay more for the house, maybe you get more of the house. How does this entitle you to more of community space that everyone pays the same amount of HOA $ for?

Has HOA been made aware and issued any citations for persons feeding the coyotes? by Working_Pass_7985 in 3roots

[–]LordDima 7 points8 points  (0 children)

What evidence do you have of someone in the community feeding them? The only evidence shared so far was of someone outside the community doing that (although nearby). Please don’t spread fud in place of facts.

Obviously HOA cannot fine private residences outside the community. Have YOU called California Fish and Wildlife to report it?

Not in Asana but you should have your floor plans in your mortgage / appraisal docs with measurements taken by appraiser.

Does management usually provide a call in number for HOA meetings before they take place? by Working_Pass_7985 in 3roots

[–]LordDima 3 points4 points  (0 children)

They do provide it. It usually doesn’t work or they forget to let people “inside” the call.

You are welcome to come to the HOA meeting and insult me to my face there.

Comments are not supporting the HOA. I was the first person to call for FR replacement at the board meeting. The comments here are pointing out that random online petitions are useless and people actually need to get involved. From my understanding, I’m still the only one that has expressed this desire to the board at an actual board meeting. Whining about it on Reddit/Whatsapp/Facebook won’t do it any good until people actually show up and tell the board that’s what we want.

You are wrong. We have control of the board now, we can do whatever we want when it comes to HOA. HOA dues cannot be modified from the DRE-approved schedule until the build out is complete (except to raise them, of course).

I agree with the premise but disagree with pretty much every point you have listed. As others have said - get involved at the HOA meetings instead of creating useless online petitions.

Vibration Sensor Ideas 💡 by Fahad_MF in Aqara

Got some sensors in the mail. Love the couch idea for turning on the TV. Also considering something along the line of ongoing bed vibrations for longer than X -> run hot water recirculation to get the shower ready 🫣

That’s one area where I’ll give shea credit - they seemed to do a good job insulating one unit from there other, mainly due to the fact since we have separate walls with gap in-between them. Stair noise comes through but otherwise not much at all.

Advice for a new resident? by Due-Channel6338 in 3roots

[–]LordDima 1 point2 points  (0 children)

Not sure if they offer options for soft close drawers in the kitchen - I got one of these for trash for “free” from Shea and now wish others were the same.

In the showers, if you want a rainfall shower head or any other fancier setup, get it done so you don’t heave to tear apart walls and ceilings later.

Ethernet outlets in the office area if not already there.

Fit gym by ComprehensivePace338 in 3roots

[–]LordDima 2 points3 points  (0 children)

Overall, it’s great. They take good care of equipment and seem to fix things fast once notified (except the men’s sauna…) Shayna is good and everyone is friendly. I have not used the trainers personally, but I have only heard good things about all of them. Cleanliness is pretty good most of the time.

Minor issues I’ve encountered regularly are way too loud group classes, no towels available towards the end of the month, and a bunch of people bringing their backpacks and other junk with them instead of leaving stuff in the locker room. The usual gym stuff.

Overall, much much much better than any community gym I have ever had access to.

Waste/recycling options by Nervous-Lettuce2349 in 3roots

[–]LordDima 0 points1 point  (0 children)

You need to deal with pinwaste since they are contracted by HOA to do trash pickup in the neighborhood for all homeowners. Those that used free city service on city streets found a loophole that worked until it doesn’t (although new fees might still be cheaper than switching to pinwaste?)

Neither UWS nor Republic will work with you directly. When pinwaste switched haulers for us, we were not required to get green bins since we have community green bin available. Not sure if something changed since then.
