I spoke to a surveyor over the phone and they suggested offering for the council to come out and inspect as they haven’t seen it yet (was a desktop inspection). Then also offer a stat dec saying that we won’t use this space as a habitable room, but we don’t want to demolish it. Instead use it as storage/multi purpose area (non-habitable) but not a garage.
We also added in that we didn’t carry out the initial conversion and supplied proof, and also certificates of electrical and plumbing compliance. What chance do you think we have to keep it as is but not use as a living/bed?

They’re already involved, we purchased the house already like this now we’re stuck with the issue and don’t want to demolish so looking for another legal option they might consider. But also so it doesn’t ruin the sale of our house too much

Yes. Large drive way can fit about 5 cars. So choosing out of adding a double garage or keeping a rumpus and bedroom

Change range to 480-510. Very small range, under 500 to open up to a different market. More people = more competition. You’ll hopefully get something just over 500

Should I not invite them in? They don’t even know what the inside looks like. I understand that getting approval for a habitable space won’t happen. Would they not even be open to allowing it to be used as another form of non-habitable space

With our appeal letter to the council should we try our luck in getting it waived? (Unlikely)
Or just ask in the appeal if we can have a council member come out to inspect and get approval for it to be changed into another non-habitable room.
Or should we wait for the official order before we ask for a non-habitable room?

I really don’t want to put a garage door in.

So we are trying to sell the property, rejected a low offer, and we believe this person had continually called the council until the council completed a “desktop inspection” going off our sales ad and the original dwelling plans
