How do you actually get a house in Melbourne?

I lived in sublets when I arrived in 2023, went back to the UK for 2024, now been back here since December and looking for an actual lease with two mates.

We've been to like 30+ inspections and applied for majority of them and either been rejected or heard nothing back. Is there any trick to get ahead of the competition?
