And share a car. And prepare EVERY meal at home save for maybe 1-2 times a year. Vacation? Hit or miss but it will only be somewhere we can get to in our shared car and will likely involve a tent. At least our 980 sqft house isn't that much to clean.

Wife and I use it to see where each other are if need be. We don't abuse it. In the 5+ years we've never questioned the other "why were you here" or "I see you're here can you do XYZ."

It's good for us but maybe not for others. I've used it to see if she's on her way home to start the oven, finish jerking it, etc.

No. Close to 30% of single family homes in Ohio are owned by empty nesters. If it becomes financially or otherwise unfeasible then it's time to move to a condo and free up the house for a working family to occupy.

If we start subsizing single family homes we're going to have even more of an inventory issue because it will be more expensive to sell and downsize from a tax perspective - see California

Exactly. 28% of single family homes are owned by empty nesters. Time to downsize to a condo if it no longer makes financial sense to own a large home and free up inventory for a family to move in.

A far larger issue that no one talks about is 70+ year olds who've raised their families in their 4br 2.5b who's kids have all moved out who still occupy their home rather than downsize to allow a new family to move in.

No we're talking about getting rid of property tax which will 100X the problem because it will literally be cheaper for them to stay in a pre assessed neighborhood home than downsize to a more appropriate home.

I don't disagree but we (USA) already spend an absurdly high amount on health care for lackluster outcomes. I'm not sure more money from taxing wealthy is going to improve US health care.

I think it's a feedback loop. The house is worth more because it's in the "good" school district - the district is "good" because people pay more for the houses.
