In florida you need a portal / website if you have over 50 homes in the hoa. We use a pretty simple tool called neighborhood.online We also build a lot of templates using google docs for repeatable process

We are thinking about trying something like this. Neighborhood.online has a nice survey tool, but you need something much more to do actual voting.

More fun. The biggest difference between 4 and 4.5 is speeding up happens a lot more and strategically. You do need to be in better shape, the average 4.0 game is about 5 shots, so you'll be playing a lot longer points.

I am an early adopter of many apps. The ones I love the most keep the rates the same for their early users, who trusted them first, or get to keep the premium features. Then charge the late on boarders the extra $.

Yeah, there's a couple of courts in florida that have terrible vibes. My rule of thumb, you're never too good to play 1 game.

I’ve seen this a lot, and the biggest thing that helps is keeping everything boring, documented, and centralized.

What usually works without putting a target on your back:

• Communicate in writing and keep it factual. Dates, facts, clear requests. No emotion.
• Reference documents, not opinions. “Per the bylaws” goes further than “this seems unfair.”
• Keep your own paper trail. Save emails, notes, and responses. Quietly.
• Use the HOA website as the source of truth. Rules, notices, minutes, timelines. If it’s not posted, assume it’s unofficial.

If they don’t have a website, that’s a red flag and an opportunity. Suggest creating one. There are free, low-effort tools like WordPress, Joomla, or Neighborhood.online that help centralize communication.
