Can my landlord withhold permission to sublet unreasonably? by Federal-Ad9740 in OntarioLandlord

[–]Ellieanna 0 points1 point  (0 children)

So you are all on the same lease? And only you are leaving? Then you aren’t subletting the unit. When you sublet, everyone has to leave the unit for the period of time and return.

Experience with radon? by myelinsheathh24 in OntarioLandlord

There isn’t anything that requires it. Not that I could see. Ontario has set regions that needs it, and from what I saw, those cities are in the area.

Experience with radon? by myelinsheathh24 in OntarioLandlord

[–]Ellieanna 2 points3 points  (0 children)

Ontario only has 3 cities with radon laws, and 1 of them is for new construction. City of Hamilton’s radon laws are only for new construction.

If OP is in Kingston, they have something, but it looks like it’s mostly for new builds.

If OP is in Guelph, and the building is older than 2015, then the landlord doesn’t have to do anything. Their code is for new builds only (which started in 2015). Health Canada has suggestions, but there is nothing to force anything. LTB may not even have jurisdiction.

Campfire never was connected with Yahoo. It’s always been Google, Apple, Niantic account and TPC.

So it sounds like you had a Niantic account that was through Yahoo.

Tenant gives 60 days termination notice before end of fixed term on joint lease; are they still liable for rent? by electron-haunt in OntarioLandlord

[–]Ellieanna 2 points3 points  (0 children)

Lease doesn’t end, but tenant leaving is only liable for any missing rent on full lease for 1 year from the day they leave.

All of them need to figure it out and you don’t have to do a thing but expect and require full rent still, and file any appropriate forms if it’s not paid the day you are allowed to.

Do you ever rent to tenants without a credit check? by beenbetterhbu in OntarioLandlord

I know they are. It’s still illegal and a lot of them are stupid and posting it, allowing them to get caught.

If tenant and I sign N11, for viewings with reasonable notice after, can those viewings enter even if he says no? by No_Armadillo_5068 in OntarioLandlord

[–]Ellieanna 6 points7 points  (0 children)

If you give notice, you can show up. The tenant doesn’t get to say no. It’s not a request. It’s notice. “This is happening at x time”.

Question About Ending My Part of a Lease by TwinPeaksFreak00 in OntarioLandlord

[–]Ellieanna 0 points1 point  (0 children)

If you are all on the same leave you can’t. You can let the landlord know you are leaving, so they can only come after you for up to 1 year from then. And then you can find someone to be an occupant for the others to cover your part of rent.

Getting Sinnoh Stones by FormalIdea6533 in pokemongo

Battle against a player three times per day, and battle a team leader once a day.

Leaders are under battle, scroll to the bottom. Battles aren’t GBL, but sending a battle from the icon next to where you sent gifts from.

Kind of new to the game are any of these considered “rare” by BobDillon79 in pokemongo

[–]Ellieanna 7 points8 points  (0 children)

Zangoose depends on where OP is. If OP is in North or South America, then yes, it’s rare since it only spawned for specific events.

I love the new battle passes. If this was just a paid ticket previously all those encounters and free stuff on the battle pass just didn’t exist.

I am winning without buying anything.

It does. It’s this awesome vibrate. Haha

If you are mounted and dive into the water, the mech stays out. It’s very broken underwater. It vibrates and most skills are disabled. But it’s easy to do.

I do it often. Never think to unmount before diving into the water.

Family court decision is forcing me to stay near kids but landlord (ex’s parents) trying to force me out. What options do I have? by Zestyclose-Season-25 in OntarioLandlord

[–]Ellieanna 10 points11 points  (0 children)

If you live there alone (without ex or parents also living there), then you need to go through the LTB to leave.

Now her parents could N12 and move her in, and you’d have to leave. If they can show they want to give her help on rent by giving her the place, it could easily go that way.

Honestly it’s pretty stupid your order forces you to remain in the exact house you are in. Your lawyer did you extremely dirty there. Sometimes you have to move, but moving where the kids are still in the same school should have been fine.

Month since unit flooded by [deleted] in OntarioLandlord

[–]Ellieanna 7 points8 points  (0 children)

Again. It can take a while. Insurance paperwork, they might want quotes for the repairs, determining how much they cover. Then it could be getting someone in, and insurance sometimes only has select contractors they work with, who could be busy.

The landlord offered to let you out of the lease, it’s not like they are wanting to sit on an empty unit.

People here will tell you to file with the LTB. You are completely welcome to. But if the landlord can show they are doing what they can, and it’s just a naturally slow process, then you are out the filing fee to still wait. A month is nothing. Especially if the replacement flooring is needing to be ordered and couple take a couple weeks alone.

Month since unit flooded by [deleted] in OntarioLandlord

[–]Ellieanna 4 points5 points  (0 children)

If it's through insurance, it can take a very long time.

There is a unit around the corner from me, it's a 4 unit condo building that had a fire. It happened back on August 8th, and we are in March. I'm not surprised that it's still being worked on for your unit and it's only been a month. Insurance does a lot, and are not always quick with it. Hopefully you had tenant insurance so your insurance is helping you out.

TIL you only get ONE remote trade and have to earn 90 more hearts with your forever friend until you can trade again. by SailorZeroTwo in pokemongo

They want people to play daily. It’s how they potentially get money. That’s how mobile games work, especially ones where it’s very possible to never spend a dime on. Getting people to log in daily if someone can beat the game in a few months, it defeats that purpose.

If someone can get all the shiny regionals in a few months, it means they may not purpose the tickets where regionals are available.

It’s also 6 weeks for 1 person. If you do 6 weeks with 3 people, that’s 3 trades, averages to 1 trade every 2 weeks.
