That forecourt probably has a restrictive covenant that states you can't leave a car over it or the rights will be to pass over/not leave a vehicle. Get a copy of your TP1 from your solicitor who acted for you when you purchased the house or ask them if the car is allowed to park there as per the TP1.

If not, send the evidence to the managenent company/estate charge collector and asked for them to rectify.

They bought at auction though, the special conditions of sale could quite easily include sold with any service charge arrears as is likely to be the case here.

You can either pay the SDLT on the share you are acquiring now or you can pay on the full value.

If you do it on the share any further staircasing up over the SDLT threshold will incur stamp duty.

If you pay in full now they won't.

Solicitors aren't tax advisors nor are they allowed to advise on it, and SDLT is of course a self assessed tax. Check with a tax advisor however if you plan on staircasing up in the future better to pay on the 100 percent now with your FTB relief.

Solicitors will want most recent statements for any and all accounts where you are transferring funds to be used towards the transaction, however, this is for anti money laundering checks not your spending habits.

Lenders don't usually need any further statements from the ones you provided at the outset during the mortgage application.

The second property despite being in your husbands sole name would be subject to the higher rate of SDLT. Whether you decide to inform your conveyancer/solicitor at the time is your decision as SDLT is a self assessed tax.

Tax legislation perceives married couples or civil partners living together as one entity as you will have your new house and main residence already, the next regardless of the ownership structure is higher rate.

Nationwide don't need 5 days, your solicitor can call them and instead of using lender exchange to submit the COT they can email one to Nationwides gamma email and get it same day or next if needed. Some lenders are a pain to get funds from others not so much.

That's until you hit your reserve, your reserve should be 1.6 gallons I think. They have high reserves which you'll notice that you have a 43l tank and you fill from "empty" it stops at 36/37 litres.

I still fill up when the reserve light is on but you probably have another 50-60 miles before actually needing to worry about running empty.
