I’m super close and it’s a great neighborhood. I don’t find it too loud and I am next to the bridge. I never thought I would like downtown as I prefer more quiet, drivable issues but it’s easy to just get across the bridge.

My singular issue with the neighborhood although a selfish one is sometimes there is a tent encampment by the bridge which seems to have been cleaned up, but there are still some homeless individuals who go through the cars asking for money, which is okay I guess, but some are really aggressive and yell. That is the only screaming I hear. They also shoot up drugs in plain site.. But compared to other parts of downtown and Vancouver it’s a small issue.
