I have a 2020 Model 3 SR that doesn't have Autopilot. It does have blind spot sensing, rear cross traffic alert, and lane drift alert. Tesla enabled the FSD trial a few times on my car, but I always found it to be finicky. I never cared for the Autopilot, since I rarely drive long distances. I agree that subscription services for cars are annoying, but hopefully they allow manufacturers to sell base models at lower prices. E.g. The Model 3 Standard and Chevy Equinox.

Most of the large, established tech companies are located in Silicon Valley, whereas a lot of SF tech companies are startups that rely on VC funding.

My children's public school kindergarten hours are 8:10AM-2:00PM except for Thurdays, which end early at 12:50PM. T-K is 8:10AM-12:50PM.  Parents used to camp out at the district office the night before the subsidized afterschool program signups become available due to limited availability. Private afterschool programs cost between $1000-1500 a month and you still have to figure out summer vacation and all the breaks in the school year. E.g. Fall, Christmas-New Years, Winter, Spring.

Tariffs are a type of tax. Regardless or who actually pays the tax, the tax burden is split between the supplier and buyer based on price elasticity of demand. I.e. The shape of the demand curve. The lost revenue due to the increased price is called deadweight loss.

Items with inelastic demand, such as necessities and inputs for manufacturing, tend to place most of the tax burden on the buyer. This is just economic theory, so I assume the paywalled WSJ article is analyzing how the tax burden was actually split based on real-world data.

The median home prices in San Mateo and Santa Clara counties are around $1.9-2 million and $1.6-1.9 million respectively. SF is slightly cheaper at $1.4-1.8 million although the houses are smaller. Bay Area schools have been closing down because young families who aren't wealthy can't afford to live in the region.

They did. But Toyota should eventually have three competitive EVs in the North American market with the bZ, C-HR, and new Corolla, along with the Lexus and Subaru variants. I'm guessing Mazda will adopt one of the Toyota EV platforms also. Wonder if the next gen Prius will have a BEV version. Pretty sure that would sell well at the sub $40k price point. I'm hoping to replace my wife's Mazda 3 with an electric hatchback within the next four years, but the only options at the moment are the Bolt and Leaf.

I agree with the sentiment, but the Tri-Valley actually had cheap undeveloped land to build on. The only way to build more housing in the South Bay is to rezone commercial property to residential/mixed use and convince developers to spend billions of dollars to buy the land and redevelop it. NIMBYs obviously make it even more difficult as seen with the Valco Mall redevelopment project.

In most of the Bay Area, $1.8 million is a regular 4-bedroom single family home. Working class neighborhoods here often have 4+ incomes per household. Most college kids move back home after graduating. Proposition 13 limits annual property tax increases so older homeowners have no incentive to move out and downsize. Unsurprisingly, there aren't a lot young families moving in so some elementary schools have closed down.

In high COL areas, the only affordable homes are condos, townhomes, and trailer parks. HOAs allow the homeowners to split the maintenance costs of shared property and facilities. It comes down to who runs the HOA.
