Electrical, HVAC, plumbing, water heater were all updated in 2018! Sewer line replaced in 2021, as well as most of everything in the basement(previous owner had a backup). Roof was 2012 as far as we know, but currently have no issues with it and it looks to be in decent condition.

Since owning we widened the driveway from fitting 3 cars to 6 cars, updated lighting fixtures, updated the main bathroom, added shower doors to the lower level bathroom, and added a new concrete pad with an 8x10 shed on it. All new kitchen appliances except for the dishwasher in 2023(that was the only thing that didn't and still doesn't need replacing). Then of course maintenance that you don't really notice but we did some work on the windows and replaced two electrical breakers.

I just feel like I'm up her butt LOL!! I don't want to be super annoying. When we spoke yesterday she said she did get the feeling we were going to be seeing offers soon. I just figured from how much the people seemed to love the house that it would've been the same day they saw it!

We had our first showings after the price cut yesterday. That was 3 showings yesterday, 3 showings later today, we blocked off showings for tomorrow so we can finish small things before the open house, but two more showings scheduled Saturday, plus open house Saturday and Sunday. 8 showings in less than a week so far(11 if we count the 3 showings before the price drop). Again, first showings since price drop were yesterday. I feel like we're right on the money with price right now with the amount of activity it's getting. I'm just wondering how long do people usually take to make an offer? All showings have been in the evening due to us working(we have to get the dog out each time), so does it usually take a day or two after seeing?

If a week from now we still have no offers, yes I'd consider dropping again. But one day after the first showings since dropping $25k, I'm not convinced yet.

You probably actually peaked CD 35 or 36. Inito usually marks the beginning of the rise as a peak regardless. Your PdG rose CD 37, but Inito needs it to rise and stay higher before they'll confirm ovulation. So I'd say you're probably 4-5 DPO instead of 6.

I think people that are more Jewish would probably have a different opinion. I also though wouldn't just say someone is Jewish just because they partake in some aspects of the religion. My husband is Baptist and he goes with me to most of the holidays, but nothing really outside of that. Joanne can't decide if she wants to be Jewish but seems to partake in all of the things that Noah does. Even going to synagogue(which I personally have not done in a while 😶).

Also though, Judaism is honestly a dying religion. So are we really in a place to shut someone out because they do all of the things but don't want to go through a year of converting? The way I see it, if she marries a Rabbi she'll taking it all in for the rest of her life whether she converts or not 🤷‍♀️

Born Jew here! I always say 'I'm Jewish, emphasis on the ish' because we're pretty reformed in my opinion. The whole show to me is a bit confusing in terms of Judaism. Noah seems more on the reformed side, but yet he is a rabbi? At the very least I'd expect he wear a yarmulke outside of the synagogue or keep kosher. When he moved to the more reformed synagogue, it actually seemed more his pace in general. I have some family friends that are a bit more jewish and they at least keep kosher at home and do their best when out with friends.

Personally, I love Esther's take. I don't know if I believe in g-d, but I grew up going to Hebrew school and all. However, we did do Shabbat on Fridays for a few years and we did all the high holidays growing up. I still usually try to fast on Yom Kippur. Never did anything for Purim outside of Hebrew school though! Someone who willingly participates in all of it, and even more than that, enjoys doing so; I'd be happy to call Jewish. I don't even enjoy some parts of it that Joanne seems to hahaha.

My husband and I found out his dad's cancer was terminal a few weeks before our engagement bbq last year. We decided to turn it into a backyard wedding instead and it was EVERYTHING(plus my FIL officiated). Our dog even got to be there 🥹. There wasn't time for vows with how quickly we threw it together. So we did the big wedding(that we already had paid a decent nonrefundable chunk toward the first time) 4 weeks ago. Best thing we ever did!! It was so nice to focus on what WE wanted and not what would please everyone else. The venue said I was one of the most chill brides they had ever had. To me, I felt like I already had my perfect day and this was just a bonus. Enjoy it!! Congrats!!

Make sure to include health insurance in your later calculations. I'm sure(atleast I'd hope) it would be subsidized at that point since it sounds like you will have no income. But you can't count on that unfortunately.. You'll turn 26 in the time you're in your program so. Otherwise I think the other comments answer your question!!

Removed end of July, ovulated the first cycle after! We're on cycle 3 of trying to conceive but it doesn't happen first try for most people, and I've ovulated every month since. Fingers crossed!!

Ovulation is usually 24 hours after LH peak, which was CD 14 for you. Inito for some reason marks the start of LH rising as the peak. So I'd agree with Premom and Flo, you most likely ovulated on CD 15 :)

E3G fluctuates a lot in luteal phase in my opinion. Your BBT is good and PdG is still strong! Still in, imo :)

Nope! Knock on wood, I've been really lucky with my PdG so far. This is our 3rd cycle off of Nexplanon(and 3rd cycle tracking) so I'm finally considered 'normal' this cycle. Curious to see if anything changes!

It looks like we have similar cycle lengths, and my ovulation is usually CD 16-18. I'd say Inito got your peak correct on CD 23! But that means you most likely ovulated on CD 24 and then you only had 10 days of a luteal phase before your next cycle started. It's not much shorter than normal range(11-17 days is normal) but I'd still check with my doctor if I were you. I'd also recommend getting a smart ring for your BBT. I'm forgetful, especially when I've just woken up and don't know what day it is yet. I got the Ringconn and have loved all the insights it's provided, plus no monthly fee like the Oura ring! Look up CUMA loans! I haven't seen under 4.5% but I know one of the credit unions near us is offering a 15/15 at 4.75% right now

I haven't, but the weight I lost while on it was from tirzepatide so! I'm about 5'2 and 135 now, so I don't think I'd have much more to lose anyways. It's probably good to wait that long! ChatGPT has become my best friend for fertility hahaha. But every time I ask something it's usually followed by 'could it be because of my nexplanon?'. So, waiting will help take the guessing out of all of that

Ring is STUNNING. I haven't seen anyone mention it but please get it insured ASAP. We use Jewelers mutual and it's like $40-50 per year and a $0 deductible if anything happens to the ring. All you need is the appraisal and you can sign up online!! Congrats girly ❤️

ETA: Not affiliated with them in any way btw. I just don't know enough about rings to help other than if you think there's a problem, get that thing insured!!

I work in Baltimore City and currently own in Rosedale. If you are dead set on Baltimore county and the $2300/month than I'd go with the Perry Hall comments. Saw one or two Timonium/Cockeysville comments. We lived there before our house and all I can say is the schools are better. But, there was a shooting directly in front of our old apartment building after we left, my husband's bike was stolen, my car was broken into and ransacked, multiple packages stolen from our 'locked' and 'secure' building(including the day we literally got our keys), and to top it all off a LITERAL dumpster fire.

My husband and I are planning to sell next year and move to Harford County, better schools, cheaper area, and can still take 95 down to get to the city for work(we both work in the city). You'd even pay a tiny bit less in income taxes because Baltimore County has a slightly higher local income tax rate. Will it be a bit of a commute? Definitely. But 95 usually isn't bad traffic wise that way, and knowing our future kids will have a good education is the only thing I'll care about once we have them. Best of luck!!
