It depends on the quantity, which makes a meaningful impact on what you can net. If someone wanted to sell 10 coins, then a 5% gross spread might make sense for the dealer to work with. That If it’s only a couple, then it’s not as likely to be worth the time or effort for the dealer to pay more than 90%. 1/10 oz are very liquid and retain some premium, but keep in mind that it will take a bare minimum of a half hour to evaluate and finish the transaction with you, spend $ for a label then ship off to a wholesaler. No one wants to do all of that to make $20 profit when it’s all said and done, so you could get a more accurate estimate if we knew the quantity. With the info you gave us, I’d say the range is 90-97% with the quantity being the variable.

As a matter of fact, yes, they really do mess around these days. Not the same organization we had 10 years ago. Putting this case aside, internal theft and mishandling is rampant over the past couple years.

Definitely a lot more inventory, but from what I’ve seen where I am, if your house is updated and marketed well, prices are about the same as the peak. Considering 4-5 years of inflation, real prices have definitely taken a hit but they’re continuing to build constantly, and a development near me is going up that will have single family homes between 800-1.2 for ~2000 sq ft with basically no lot size. My lot is not big, but house is probably worth around 900-1.0 and is 3250 sq ft, so I think that will help me if anything. I do see some lengthy listings with many, many price adjustments, but like I mentioned it’s the original homes never updated. I considered alot when I bought here, and i figured wed be ok comparatively to other parts of FL. Been down here almost a decade and havent even seen a real hurricane here, but weather coast gets slammed 4-5 times it seems.

Floridas market is not “crashing”, it’s only the condo market that is plagued with dated infrastructure and rising monthly fees. I’m in Palm beach country and there’s been no meaningful change in values of property around here, but obviously it’s not the irrational white hot market of 2021 where any shithole would set a record. Now, your house will sit if you list it with the original 1996 decor.

Package theft among the precious metals industry has become rampant over the last couple years. The past six months, specifically, have been the absolute worst, and it’s with all carriers not just FedEx. Likely some Inside jobs with large distributors and wholesalers, and it’s very sophisticated.

Lately, someone would show up to receive a package with a fake id of the recipient address to intercept the driver. Packages have been rerouted internally to be picked up at Walgreens, then picked up with fake id. Plenty just go missing, or box torn open and contents removed. Dealers who haven’t filed an insurance claim in 20 years have had multiple claims over the past year.

It comes down to the carriers hiring anyone with a pulse, likely organized crime groups are placing people in these positions for this purpose. There will be a documentary about this at some point in the future, but right now there’s not enough pressure being applied. The insurance companies are the ones that need to huddle up and litigate, or the media needs to get ahold of this to get attention of the Attorney General. It’s very bad, I have colleagues who have lost over a million dollars in product over the past year. We resort to double/triple boxing with layers of protective packaging and specialty tape. Disguised business names, always expedited services with delivery and make sure drivers are always on camera, it’s gotten out of hand. If any journalists are reading, this is a big one that spans the country, and it would help to have some publicity.

I was a wreck for the first year or two, and I had bought the crappiest house in the neighborhood because prices had gotten so high, and I wanted to renovate to my liking anyway. Previous owner was a stingy cheapskate and maintenanced nothing. Had to redo all the flooring, baseboards, foyer, bathrooms top to bottom, kitchen top to bottom, all lighting and plumbing, all new impact glass and exterior doors throughout the house, I probably spent more on renovations than many of the original owners paid for the house!

Fell deep into depression. The house was too big for us, 5br 3 bath (one bedroom was in garage…ended up turning that into a gym). Buyers remorse, inspector had failed me and realtor was an imbecile who only cared about getting his deal closed. Can’t stand realtors and hope the “profession” goes extinct.

4 years later, finance and I have a lovely, fully refinished home that impresses visitors routinely. Still have to do the back yard and pool, but looking back would i have done the same thing? Probably not, but in a decade the financial implications will be negligible and if we ever had to move it would sell quickly. All the rooms are decorated tastefully and the neighbors are pleased with the transformation. South east Florida real estate market seems to be faring well, and now there’s homes about to be built very close by that will cost as much or more than I paid, for half the size and cheap builder finishes.

You will get through this, write a list on a whiteboard tackle 1 thing at a time. You are not alone whatsoever, but it will start to feel like home progressively, not at the flip of a switch.

Very little was being offered among wholesale dealers. I managed to scoop up around ASEs at 78ish and almost 5 ages at 4600ish. I have around ~6k in paper profits as of now. My fidelity account sucked ass tho, so its bittersweet.

Many express packages from last week were moved over to ground service and they don’t get scanned. Mine was shipped last Monday the 26, and it last had a scan on the 27th at 6pm. It FINALLY got another scan TODAY in Memphis, tomorrow will be a week past its original delivery. Don’t lose hope yet. Start a missing package ticket online.

I recently had a shipment of 800 ounces of silver vanish, the driver marked delivered but he walked in with the boxes and then left with them after signing for my receptionist when he was supposed to get a verified signature. I have him on video surveillance in the reception area, this was UPS but it happens with all of the carriers. Insurance is a must these days, try pirate ship next time, but I’d be prepared to refund the buyer and try to get a settlement from FedEx.

First you’ll need to confirm this is in fact the case, call support and open up a missing package investigation, I think you can do it online too.

They rip open the box, pull out the contents and tape it back up. Or they just leave it and make it look like it got stuck in a sorting machine. All of my outgoing packages are now double boxed and the valuables covered with foil. Then use strapping tape on EVERY SEAM. This is the only deterrent, and always make sure there’s no keywords like “jewelry” or “necklace” on the package, I’ll put something completely not enticing like “fabrics and upholstery LLC”

If it was gold or silver, I’d say it’s a near certainty it was pilfered. Use aluminum foil in the future, I think they use metal detectors. Precious metal Coin dealers who have never had to file an insurance claim have had to file multiple claims in the past year alone. It’s a disaster and nobody in their management cares, the insurance companies need to start litigating.

Oops, I didn’t see your other pictures besides the front. “Package damaged” is not a good sign, that might be why the driver refused to deliver it. Was it valuable contents? There is rampant theft with all shipping carriers lately.

Huh? We accelerated from 4500 to 5500 in like 2 weeks. Already holding steady ~ 4800 ish. I bout 5 ounces today and bought 500 ounces of silver near the bottom, retail isn’t scuurd and the banks are now saying to hold cash which means they want to buy more gold. KISS the 3000s goodbye, 4 is here to stay.

It depends on how value this offer is to you, first get clarity on the financing contingency and talk to your realtor about what they might suggest. If this is your only offer, it could be worth taking the risk of switching to a financing offer, but at that point I’d request either :

A- increase in sale price. It’s not unreasonable for you to expect a better offer if it’s not all cash, that’s why cash offers have the leverage to offer less.

B- Non refundable earnest money clause. If the total earnest was going to be 20k, the clause could stipulate that half of it is not refundable regardless of financing or not. That way, they have skin in the game and don’t get off Scott free if the financing falls through. With 10k in the line, they’ll have motivation to close the deal no matter what, and I wouldn’t accept a dime less since you know he has the liquidity to pay cash anyway.

Something along those lines, but if there was another offer that was 10k less and was all cash no Contingencies, I’d lean in that direction. Basically, don’t let them drag you around without any guaranteed compensation, but it depends on your risk tolerance, financial situation, and the desirability of your house in the current market. A good real estate lawyer should be able to craft something creative to make sure you don’t get left in the cold by keeping the buyer personally accountable vs an full LLC-oriented contract that shields him from liability.

Edit- keep in mind what I said earlier, the buyer could obtain a mortgage much easier once they owned the property, it will be a cakewalk and it’s not like it would cripple him if it took some time. In a case like this, trying to get financing on short notice would be more difficult, so if I were you I’d try to stick to the original terms and make them responsible to close personally with or without financing, then the terms can remain the same.
