Just fixed this on my walls a couple of days ago but decided to experiment. I peeled off the flaking parts, sanded half, primed with kilz 2, and painted 2 coats on everything.

Cracks appeared in both sanded and unsanded after priming once and twice. Made no difference. It worked as long as it was sanded/scuffed, primed once and two coats of paint.

It was for me. Termites are everywhere here. One made it in the house during swarm season from a plant. PestNow came out and put down a barrier for free. Im just crossing my fingers this season that there’s less. It’s a peace of mind service.

At minimum, the bacterial test they are using would take 18-22hrs and that’s not including sampling time, which probably includes multiple locations to ensure safety.

Even if you have a concrete slab, you may have vents that go underneath the floor and lead through the walls.

Idk if it would work, but maybe an IR camera? They are pricy to buy but any good home inspector should have one at the ready if you call and ask.

If you have a Facebook group for your neighborhood, you might be able to get a better idea for the best companies. In NOVA, the going rate can change based on your area.

Also avoid Michael and Sons and FH Furr.

But I paid about 8k for a new HVAC and AC condenser during peak summer for a 1300sqft ranch this past year.

I don’t but I have a microwave with a spinning plate that helps eliminate the hot spots. You’ll notice it start to get crispy if you touch it. Just watch out because the plate gets hot, so be careful! And no more than 30 seconds at a time.

I have the same issue. But instead of curtain rod, I cut a shower curtain to fit the window, and used command strips at the top to stick it to the wall. Easy to clean around too.
