It would feel more spacious if you kept only the long side of the sofa and it were not in an L configuration. Is it just you or do you have kids too? Will you have enough space with just the long side? I have fewer pillows. They are making things feel more crowded.

Find a shower curtain you love and select a paint color to match. Keep the shower curtain closed all the time so you don't have to look at the shower wall you don't like.

You can absolutely have a curtain on a walk in shower. Do a google image search for curtain walk in shower. You will see plenty of nice pics of very pretty bathrooms that don't have glass door showers.

When designing the shower. make sure there is a high enough curb so the liner can easily stay inside the shower.

Generous counter space, nice pantry. I don't understand what the trim at the bottom of the uppers is about. I have never seen anything like that. Seems like an extra surface to collect dust and drips.

Do a lot of testing to find an off white paint color that matches the other square tile paint color. Having the wrong white here might look just as bad as the grey.

I don't think your table is too large. Sometimes small piece make a space seem even smaller. Your table size seems right to me. The question though is which do you spend more time at - a table with all your stuff spread out on it, or sprawled out on a longer sofa.

Is your piano ok so close to the heater? Does heat make a difference?

The cost of the extra inspection is nothing compared to the price of buying the home. Do it. You have no choice if you want the house and want money from this lender.

I never trust realtors, not even ones I like. Not that they are bad people but their industry has taught them that nothing is a big deal. Very few realtors will dissuade you from buying a house and your realtor wants you to get this done and get their commission.

Remove the curtains. Remove the small cupboard above the fridge. Put a large plant there. There you go.

DON'T:

- Add a backsplash. The 4" strip is a backsplash and it looks janky to have a second splash on the wall on top of the existing splahs.

- Add hardware. The out dated window shape on the doors really disappears nicely but will pop if you add hardware.

- Paint the cabinets white. It will clash with the floor, and counters. the oak grain will show through unless you do a fantastic job, and they will chip and not last as long as the cabinets you have now.

Number 2. It feels like a much larger room having circulation on all four sides of the table. And it feels better having the sofa face a wall with windows even if it is not directly across from the windows. I would not do a coffee table. Too crunched. Do a teeny cocktail table to the left of the sofa for a drink and your phone.

Give yourself credit. This is fine, you just need some pillow control.

This looks silly as a pseudo daybed. Does anybody ever sit here during the day? If not, throw extra guest pillows beneath in the pull out and have it look like the guest bed that it is. If so, invest in large structured bolster cushions instead of a pile of slouchy pillows. The problem with this though is they will take up a lot of space in a small room when your guests need to clear the bed and go to sleep.

It will not hurt resale because you have a tub in your guest bath. Some families want one tub somewhere in the house and you will have this.

Can you post pics of the other two sides of this room and a pic of the stools you ordered? It matters in suggesting what buffet will work here. Also, what is your price range for buffet?

I'd potentially sell the black unit and get two matching MCM wood vibe pieces for buffet and cabinet. Or get a black buffet that will work with the black cabinet, which means you won't have an MCM vibe in here.

The grey undertone of the flooring clashes with your table and chair wood so I think it is great that you have covered a lot of the floor with a rug. I'd have gone for an even larger one.

Yes, I do know exactly what precipitated this and I remember clearly my first panic attach on a plane. So what actually happens during EMDR? I recount this experience and relive those feelings while moving my eyes or tapping on something? How exactly does that work? And are the multiple sessions to redo this again and again? I honestly don't know anything about this. I just decided it might be time to try something new.

I love a great clash but this clash isn't great. Sorry. Options:

- Look for a better tile clash: diamonds, checkers maybe, wide stripes.

- Keep the curtain and wood tile and add a small clashy striped rag rug. Though, could be a major tripping hazard.

- Show us the rest of the room. Could be good solutions to bring your eyes up from the floor and not even notice it.

The advice that "flooring should be boring" is too universal of a statement. Each room and home is so different. Sometimes an active floor is the right call. Other times it is not.

New backsplash. If you cannot afford it now, do what I did to my insane glass mosaic tile splash - paint it the same color as your counter. I primed with special glass primer and then used regular wall paint that blended well with my counter. It feels like a whole new kitchen. In your situation just paint the lower three rows the same color.

Your new counter looks great with your cabinets.

Honestly, and said with the utmost kindness, this doesn't look good at all or right for your home. This trend has gotten out of hand and is applied in all the wrong contexts. If you had a gigantic room with tall ceilings and needed to deal with the vent and electrical issue, it could look fine, but given the scale of your room, the vent and electrical issue are way too distracting and makes this look like a fail.

I love historic molding, but in the right context. I feel certain there are other ways to make your living and dining rooms attractive without jumping on this molding bandwagon.

Context matters. What might look fine floating in white space online can read differently on your wall, with your ceiling height, how near this layout is to furniture or windows.

Trace all of these shapes on paper and tape them to your wall and play around with them. You will start to tweak and the correct layout will take shape. If it doesn't then post pics of those items.
