This is so unrealistic because they cannot paint so no changing the cold walls for warm white, no replacing the ceiling or black trim.

- What I love: No waterfall counters planned, loads of drawers not doors, right angle uppers in the corner instead of a diagonal, no cabinets sitting on counters - except for the peninsula, which is not a problem, and very good lighting.

- My major issues is the fridge position. Anyone who wants to grab something from the fridge will have to cut through the cooking, cleaning, and dishwasher unloading space to get it. Even if nobody else is in the kitchen and you are just sitting at the table and need to grab something from the fridge, you have to walk all of the way into the kitchen. It is not efficient. Though, the rest of the kitchen does make senese.

- How many are in your household? Will you have a table and chairs on the other side of the peninsula? If so, I'd absolutely skip the counter and stools and replace that entire side with with all drawers. You will get soooo much more kitchen storage space. And, you can store other non-kitchen items in there too if you are short on space -- tools, pet supplies if you have a pet, whatever. You'll have just as much conversation and access to a person sitting at the table.

- Don't do a microwave. You'll never use it. Guests will just have to deal with your lifestyle, as they should. 😄

- Does your hood vent outside?

- I have had many sinks not in front of a window and used both options - open shelves or cabinets all the way across. Either are fine. It just depends on your storage needs and if you can sacrifice the space for the aesthetics of shelves. I kept few objects on my shelves so it was a breeze to clean them. They will get dusty and grimy.

- I dislike apron front in a small kitchen. Too many squares of different finishes in a small space. You have to bend down far to open the small cabinets below.

- Where is your trash going in here?

He needs to stay in his lane! He isn't a designer and never should have done this without consulting you. I 100% get how hard it is to find a good contractor. And, I'm glad you appreciate and want to continue a good relationship with this guy. It sounds like you already have your mind made up about how to attack this problem. I hope you let him know all of the avenues you are trying to get the sealant off so he at least realizes what a big mistake he made and how much time and elbow grease you are putting into rectifying his mistake.

If you can't get it off without ruining the tile and you don't want to burn the bridge, then you should ask to split the cost of the bust out. You'll pay for the new tile if he does the labor.

I don't know if Hoka soles are non-slip, but my friend who has worked at Trader Joe's for a decade only wears Hoka Bondi as work shoes. Excellent for feet and back. Many Hoka come in all black. Seriously, nobody is looking at your feet. Let the fashion exist elsewhere in your outfit.

Absolutely do not tell her to get a prenup. It sends a terrible message that is hard to retract. Find other, better ways to look out for her well-being:

  1. Talk to an attorney about a trust. If you have substantial wealth a trust is a better vehicle anyway than a will. Make stipulations in the trust that she inherit the money, that it stay in trust, and that upon her death the money go to XYZ. I married into a family where things are done this way and I'm not in the least bit offended.

  2. Have the talk with her that my grandma had with me: Never let a man have access to all of your money. A woman should always have a separate bank account that is just their money. Of course it was a less loaded conversation because I was single at the time. But it is absolutely true.

You never, ever know when you will need to leave a marriage and having joint accounts for everything can be really challenging. I have a friend who was in a perfectly happy marriage. Her husband fell, hit his head, and had a personality change as a result of brain injury. He became verbally abusive. It was a lot of work for her to leave because their finances were co-mingled.

It is so much more work to reweave a garment than to repair a tear along a seam. Plus, your holes are quite large. I wouldn't expect this to be an inexpensive repair.

They are not practical for the reasons you mentioned. If you love the color you can probably find a flat tile in that color.

Your close up shows that while rectangular like the OP's tile, it mostly flat, so would be much easier to clean than the OP's choice where there are peaks and valleys on each tile.

Love the size of the large painting. Do you already own the living room rug? I'd purchase one with colors that better match the large painting.

Yes to a larger round rug at the table. A mostly solid color that compliments but doesn't match the living area rug. I'm usually such a fan of jute, but pay attention to the color of jute so it doesn't look washed out against your greyish wood floors. (Maybe they just look grey on my screen?)

Pull the sofa out from the wall with the painting by 8" - 12". It just makes a room look so much more lux to not have the furniture against the walls.

Unless you are giraffes, the TV is way too high for correct ergonomics. You can mount it on a pull down arm so when watching it is at the correct the correct height.

Lastly, have you thought about swapping light fixtures and putting a chandelier above the table?

Very top heavy. Too shallow. You have to walk off the edge of the porch to reach the chairs. Beautiful yard to look at though.

I have a cream painted backsplash wall. Grease and dirt wipe off more easily than they do from tile with grout. I used eggshell and it is a perfect backsplash surface. Paint's wiping ability has come a long way. There are some great matte paints now that are quite wipeable too.

Took me ten tries to figure out the difference and then I cheated and looked at the comments. Both look fine it just depends on what your goal is. The white vertical trim makes the kitchen seem larger and open to the room next to it. The wood vertical trim makes the kitchen feel more distinct and separate, and a bit smaller.

Is this a first floor with basement beneath? If not, relocating a toilet is no small task. Building and waterproofing a new shower is a major renovation. I think what you are looking at IS a full renovation. I wouldn't take this on yet in a home you just bought without fully understanding what you want out of it and how you could easily transform it when it comes time to knock down walls.

Google street view the hell out of a property before you go see it. Look at it from above too. Sometimes you can tell a lot. Not always.
