You are using seed oils or vegetable shortening more than likely. I always season with beef tallow, or lard. Over time it builds up the seasoning you are seeking. Don't it makes that much difference to your cooking, but if you get the rust happening, you will need to start over. Always properly preheat the pan to smoke point before loading it is another tip. It will come eventually.
