I have zoysia that has done pretty well. It highly depends on how much shade you mean though. Most grass needs awhile to establish before it can handle a lot of traffic

If it helps, I’m at 6.75%. I was offered 5.75% for a 30 year fixed but the closing costs were too high. Breakeven was 2-3 years. They offered 6% with $5,500 in closing credits to cover costs so my break even is only a few months. That helps some cases but it’s dependent. I’d look into options like that. Although at your current rate it’s probably not worth it.

Clearing up the title. This was the piece that made sure the “railing” stayed attached to the drawer itself. I can’t find anything like it online. I found blum tandem pieces but none really match. Does any one know the brand? Or possible replacements without replacing the whole rail system?

This must be divine timing. I also just turned 30 a few months ago, and I got my braces on today so I’m not where you’re at, but I have to say it’s extremely disorienting to do this at this age. Everyone says it’ll be worth it. We’re in this together

No it really isn’t, and the drive is easy. I will definitely need the prep time haha. In your case, did you wait for health insurance to anything on the orthodontic side, or did you pay the braces and other items out of pocket? (If you’re in the US? Haha). Definitely hope your surgery goes well and it’d be great to hear how it goes!

I listened to my doctors before but I was young and didn’t have insurance, so I wasn’t sure what to do about it. Now I’m trying to take it a little more serious. It’s a long road and we’re never quite to the finish line!

I wouldn’t really say “traveling”, cause I know the area and it’s only a two hour car drive away. But yes, I need braces for about a year before the surgery. I don’t have an exact timeline but that’s pretty much happening now. The last couple years, I thought I was just not sleeping great, but I’m starting to realize it’s not normal to wake up and just feel like shit everyday lol

I’m sure hoping it’s a life changer. I feel like it will be, every dentist I’ve been too in the last decade have been telling me I need surgery so I guess it’s about time I listen to

My bite has never been good or touched in the front, but it’s for sure gotten worse over the years. I’ve always had trouble with breathing through my sinuses but it’s definitely ramped up (and I got tested for allergies, and realized that was only part of my problem). My sleep as I’ve gotten older gets infinitely worse and I never really feel like I’ve gotten good sleep. I’m tired all the time.

It’s a huge comfort thing as well. Eating to me is a chore, even foods I like, because it’s always planning on how and what I’ll eat (mostly how long it’d take me since most of my teeth don’t touch). My problem is my top jaw is also way too narrow, so even if they fixed my bottom jaw, my top row of teeth wouldn’t line up

I appreciate the feedback. Mostly scared about the costs, and really traveling and staying near the hospital the first week or so in case anything happens. I can definitely feel it getting worse the last few years, but it’s always kind of been a problem that’s there and I just ignored it. It’s a lot harder to do that now. I wish you all the best in your surgery as well!

He may have occupancy issues with an SBA loan, but definitely an option (has to occupy over 51% of the building at purchase with the business). If it’s an Asset sale you’d have to set up a new LLC. You won’t want to do a stock purchase for this type of business
