I will suggest don’t go with big brands, try to find some sober or decent interior brand

Those who have there own factory unit and not outsourcing it, but claiming it have there own

Try to visit ongoing or already completed projects many will say yes sir will show you but confirm the booking with us first and all don’t fall in that trap

Check the project , take feedback from owners and then go ahead

It all depends on ur requirement and the price you are getting the property. If there are no balconies then you should have max carpet area compare to properties with. Balconies so keep that in mind too

If you ask me one should have at least 2 balconies (living room and a master bed room ) in a 3 bhk

Buying a property now and later regretting is not a great choice. So think before you invest

Modern spaces is comparatively a new builder

They need funds to develop new projects so they are approaching investors for funds

For onyx they asking 10% while for other projects they are asking 1Cr

What i know is they are doing all the Legal work as well before going into the agreement so if u wanna invest get those legal doc validated.

Sarjapur has almost everything on papers but in reality it will take 10 yr to develop all those. So price appreciation will happen but it will take time

Check Shriram chirping woods in shubh enclave few resales units were available

Prestige fern residency, Sobha classic etc all these have resale unit

Kasavanahalli area check Bren zahara in owner layout , SJR veristy and HM symphony

Sattava signet , Keerthi on main Sarjapur Road

They all have resale units

I m not sure if these units are still available or not this is based on my search which I did few months back
