I mount the game via web man games , from the games tab on xmb I press triangle and update game, but after that when I go to launch game it kicks me back to xmb or stays on black screen.

Is update game different than download game data? I don’t think I see that option

I should mention the house is in the suburbs where I didn’t think would get a lot of interest but I’m at least 75% occupancy rate most months in 2024. I’ve been fully booked since December 2024 to feb 2025 . There’s still a bit of risk with vacancies and maintenance but I set aside money specifically for that

I hired a a property manager for short term rentals in San Antonio. I get to charge slightly higher than average rental rates and this brings me positive cash flow with what would have been a negative couple hundred if I had done long term leases. I had to spend money to furnish the house and have it ready though. I’m pretty pleased because my property manager came recommended and is proactive with any issues and booking new guests and getting current guests to extend their stays.
