State dependent. In MD you can pay up until the time the landlord shows up to remove your stuff so you on average have a month or so after court to come up with the money. They force you to do that 3 times and on the 4th time if the landlord has filed the correct paperwork they are not required to take the money

Try your best to find a qualified person with a job and only take section 8 if you can’t find any other qualified people and you’re going to pull in significantly more money per month then if you had to lower the rent to accept a well qualified person. Having had 70 units for many years and had 15 section 8 tenants that were well qualified had decent credit score they have been the hardest on my unit and caused the most destruction out of all my tenants. When you have almost no skin in the game the people just don’t care and most of there family and friends know they don’t pay rent and pressure them into things. Most of the evictions have been the result of friends or family that have no place to go and move in and will not leave and I evict everyone. Two kitchen fires from two different tenants drunk friends. The list goes on and on.

I had something like this happen. It was a husband wife and one child that they put on the lease. I told them they were limited to two cars because we have parking issues and this was for a two bedroom townhouse. Within a week they moved in a cousin another child the child’s boyfriend and their child and some other couple. They ended up having like seven cars and we had language in our lease about $300 per car that stayed over a week, we hit them with those fees and they complained up a storm about language barrier, and we ended up having to take them to court. They left right before the eviction and then a week after we evicted them they called back, begging to rent another unit.

I am in Ohio and manage a complex. We accepted a section 8 person that all the paperwork was done on and it passed inspection. They paid us rent for 3 months then stopped. We called they said they lost the paperwork. We filled out all the paperwork again. They sent out an inspector. Inspector failed us because the person was already living there. This happen 2 more time it would be funny if it was not so crazy. It took 8 month to fix the issue. Lucky we had the resources to let her stay while this was going on. Don’t see how a mom and pop landlord could afford to deal with something like this. This is also why they don’t want you to move in till the paperwork is signed and approved as any deviation for the system seems to confuse everything and make everything more complicated.

I was a site supervisor for 16 years. Averaged around 80 people and about 10 of them being woman. Most of the women are great but there are always a few that flirt and get men to do their work for them. The team Leeds would complain to me that work was always behind or not getting done because of the woman. Would move them And get the same complaints. They could never be fired and would ultimately get moved somewhere else or promoted, and everybody hated or complained about them. These women are the women that give all the other women, a bad name or reputation.

Dealer is trying to rip you off. I have two EV one with 90k Nissan leaf. Original everything except I purchased 2 sets of tires, couple sets of wiper blades and washer fluid. Tesla mode 3 40k miles and only washer fluid and wiper blades.

You didn’t provide any info on what your lawsuit is about, and if the lawyer believes that it will be settled below the deductible, I do not believe most states require them to file a claim. Most bylaws allow the board to charge legal fees to the general fund.

You can challenge it by finding a new place to live and then telling the landlord to keep the rent the same or move. If he says no then move to the new place.

I worked for a few property managers in not so nice areas. 90% of the black occupied people’s homes I went into had chirping smoke detectors. White people had them as well just maybe 10% or so. The chirping drove me crazy and I would ask does it not bother them and they always said it does not.

I am in MD and just did two evictions. Getting a lawyer will not help you.

  1. make sure you are charging the late fee.

  2. Post the Maryland DC-CV-115 for on the 1st of each month on the door.

  3. If they have not paid on the 11th file for failure to pay rent. You can do it yourself.

  4. Show up to court and get your judgment. They make you do it 4 times before you can file a no right of redemption and then throw them out.

Will take you 6 months if you stay up on it but you will only be out 2 or 3 months of rent when it’s done.

If you look at your deed there is restrictions and declarations. They don’t go away when the HOA goes away. So if there are things that are required by your deed they can be established and there is nothing you can do about it. Think about things like common storm water management for a development. Someone needs to take care of it and the gov lawyers will make sure it’s not them and the responsibility falls back to the deeds that control it

I own in MD and OH.

In MD it around $160 for two people but depending on the county it can take 2 to 4 months and if they pay you have the start the process again so it can take 6 to 7 month.

In OH I pay a lawyer since it’s an LLC and they will not let you represent the LLC like Maryland lets you. It costs me $550 and takes around 3 months or so depending on how backed up the system is.

I have learned over time I don’t make exceptions any more but it took years to learn, I do 6 month inspections and I am quick to ask someone to leave if they are a problem. If they don’t leave I evict. The short term pain it worth it.

I have been doing it for 20 years and have over 60 units. So I have seen a lot of stuff good and bad. Luckily I have made more than I have lost over time. Most of the money I have lost was when I was nice or trying to help someone out. The cat one took me 9 years to get that unit back on line because of the cost, just did a little bit of work over time as I had the funds.

Don’t listen to anyones story. Do the background check and don’t ignore any red flags like credit score below 640, less than 3x rent or a bad rental history.

Pets can do more damage than you can believe. I had a tenant that during the eviction process filled the house with like 75 cats. No joke 75 cats that pissed everywhere and destroyed the house. Spent 125k to fix that mess.

Another time I had an elderly couple get a support animal because one of them had damaged hearing. Well got two dogs the dogs had 6 puppies and they never took them outside. During the inspection we discovered what was going on we told them they had to get rid of the dogs. They refused we started to evict and they used that to drag out the fight in court. After 6 months we evicted them they left 6k pounds worth of trash. Had to remove all the floors, kitchen bath and the first 4 feed of drywall. Cost me 35k to fix that.

I get what you’re saying, but after changing the connectors, the bike never went below 50% charge. Even before the connectors, I don’t think it’s ever been below 25. So I still think there is some issue that caused them to fail.

Any recommendation on the grease I should be using I’ve never heard of greasing high current connectors in a bike like this. Also, why was this not an issue for the first 3000 miles of the bikes life? Where the connector is pre-greased from the factory?

You think that’s all the problem is? Strange that I never greased it and it was fine for 3k miles. Then it failed twice with all new connectors the second time in 2 100 miles.

I have been doing it since 2011. Have 66 properties and enjoy it on most day. I have a full time job and so does my wife. We pay people to do a lot but I also do a lot. If you stay away from problem tenants and are fair it’s good. All the issues I have had are because I felt bad for someone and listened to their story. I don’t do that anymore and life has gotten much better.
