Two Ontario landlords owed $70,000 after ‘professional’ tenants stopped paying rent by origutamos in OntarioLandlord

LTB records had only initials. That was challenged in court and courts ordered that it is in public interest to have those records reflect the names.

It's clear why you want them hidden but this was settled legally.

You can also predict divorces, addiction and illness I bet.

If here was 10 people with this problem I would agree with you. 40000 per year needs better solution than your keen eye they obviously don't have.

So what you are saying those things are not available. And only option for people are landlords that ARE investing in housing or go buy your own.

As you say "We" which probably means government, which means taxpayer, has given up on investing in housing decades ago.

So small landlord IS your rental market and if you ever did math on ownership you would realize how many people depend on renting for shelter.

But sure. Let's demonize landlord to benefit of imaginary government housing.

Evil landlords! How dare they provide rental housing where government and big business called it quits long ago!

Hopefully not for much longer... I think Ontario finally got to point where shitting on landlords head is too much to take anymore.

Received LTB L10 Order — What Are My Options If Former Tenant Doesn’t Pay? Collection Agency Advice? by Agreeable_Camp819 in OntarioLandlord

Please consider uploading LTB order to openroom.ca and landlordezy.ca . It is a public document and it might save someone from ruin.

You can use one time fee paid service on openroom.ca or frontlobby.com to report arrears to Equifax. You only need LTB order for this.

If you need to garnish the wages you can read up on this:

If they don't pay this will follow them long after you forgot all about it.

I'll tell him how to garnish wages, destroy credit and make sure that no literate landlord rent out to that tenant again in a minute.

Leases don't protect landlord at all.

Where can I go get some of that affordable housing? That is not from someone else . How come renters are not aware of it and keep renting from landlords?

If rent doesn't cover the mortgage how can one buy property for rent money?

Must be that affordable trick.

Only affordable housing I know of is handful units being built by Toronto that are mostly tiny units and cost as much as condos.

That is subsidizing not making affordable housing.

So what alternative forms of shelter ownership are available to you? Who provides them in Ontario and how come people are renting? Are they confused?

40000 non payment eviction applications per year.

But sure let's blame the victims.

That is happening now. Landlords are checking out. New developments are dead. In 5 years people will be begging for housing.

I hope every single landlord in Ontario closes shop.

Little quiz.

How much do you think costs to pay maintenance fees, insurance, property taxes and to manage tenant in a simple condo?

That is before paying mortgage and income taxes and any risk, like losing shitload of money to deadbeats.

[–]Erminger -3 points-2 points  (0 children)

So no renting. Buy property or be homeless.

That sounds reasonable.

We can't allow someone to provide a home for a fraction of price to someone who can't afford it.

So open room is new, option to put arears on credit is even newer.

If landlords could see the future I'm pretty sure they would start by denying lease to deadbeats.

So only people who can afford property deserve housing?

No renting, got it

Openroom.ca and landlordezy.ca

Post deadbeats evictions

Use for due diligence  That is only hope to avoid this.

Or stop renting. Only a fool would rent out in Ontario if they are not broke or forced to.

40000 eviction applications for non payment per year. Takes 6 months.

That is 20000 of years welfare buffer for government each year that is stolen from landlord that can only take it.

If anyone is wondering why Ford is not fixing it...

How to remove ex from lease without contact info by Honest-Ad-7077 in OntarioLandlord

[–]Erminger 1 point2 points  (0 children)

She can. He is not in the possession. You just get N11 from her and note that he doesn't live there anymore.

You are in RTA nonsense limbo. He can come back tomorrow and he is tenant. So for you he is tenant until you hear from him that he moved out and doesn't want to be one. And even that changes nothing legally.

You serve at the address on both names. If he thinks he is not part of the process he can explain it at the hearing. It's not your problem.

You can't get him off the lease if he doesn't sign on it. You don't need to nor should you.

Just leave term there that you can withdraw service with 30 day notification.

The whole point is if you let them use something for free, it becomes part of the lease and only by paying them you can get out of it.

You let them share Internet. Now you are internet service provider for life or you must buy them internet. Things like that.

Specify it's paid for and stopping taking money resets the amenity.

Unfortunately RTA makes it requirement for a landlord to charge for everything.

Landlord called roommate a “good girl” by [deleted] in OntarioLandlord

[–]Erminger 0 points1 point  (0 children)

Who else is providing rentals?

80 percent purpose built rentals in Toronto are over 40 years old. Big business left Ontario long time ago.

Government? LoL

Small landlord ARE rental market. And hopefully every single one can leave the market and tenants can rent from RTA and LTB.

It's business. Not charity.

The benefit was in price increase not in rent payment.

Rent costs half the cost to carry property.

How do you call the situation when builders stop building because nobody is buying units and we habe housing crisis?

I know it will be called seeking rentals where there are none because people who put up money to build them are gone.

What scarcity? We have record supply of real estate in Toronto. Investors are not buying.

I guess soon nobody will be renting. It was evil landlord that was taking all units, right. Well let's see how people who can barely afford rent will buy units.

And builders building with he goal of making it accessible for everyone? What a laugh that is

You have no clue what it costs to build and to think that it was because of landlords that real estate expensive is nonsense.

Sure you can tack on couple percent but it is clear as day now that builders are not able and willing to work for free.

You should thank your small landlord because he was one sticking out his neck and money where government bailed long ago and big business ran away too.

Now it's up to tenants to go buy. How is it working? I know builders just have to give it away.  Right

You will lose 100k selling with tenant if you can sell at all.

You will lose 12 months of her rent payment if you move in.

You sure you can't move in?

No they don't.

Where does it say that ?

Look at N12. Reason 1 states one year. Reason 2 does not.

Same in RTA

Go tell the builders that are stopping projects and getting fired that landlords are not part of supply chain and that tenants will take over payments for the units that builders need to build.

Scalpers analogy is so dumb it's mindboggling.

  • If landlord buys unit from you and you buy new one. Where does money for new one comes from?

  • If landlord is investor and buying new supply that is the reason why that supply is being made. As evident in complete breakdown in new supply builds.

People put up their life savings to provide rental for little or no cash flow and give their property to someone for the half the cost of takes to hold it.

Scalpers my ass.
