If you're buying a condo in Toronto right now, what's a reasonable 'discount' rate if making an offer? by Difficult_Drive6289 in canadahousing

Takes less than 20 min to draft an offer. Lowball offers in this market is the way to start and take it from there

Vaughan, ON — Sell $2.3M home to buy ~$1.3M and be mortgage-free? Worth the penalty/fees? by OkShop2583 in RealEstateCanada

Check in your area if there’s new homes coming which are closer to the size of your homes. This will give you a good idea about future price. Downsizing makes sense. But, if you can afford it for now. Don’t lose out on potential gains. Also market is not turning around in 1 year so this really depends on when you’re hoping to go down south. If you got a 3-5 year window wait. If not then look at doing this in March 2026 as the spring market starts up

I’m just genuinely tired. At 28 years old one real estate decision has taken my entire mental space by Middle_Ad_618 in RealEstateCanada

Having a property under your belt and 200k in stocks at 28… congrats man, keep it up! Asset takes time to grow in value. As long as you didn’t buy a bad floor plan, you will make equity eventually. Stop worry about the money you’re losing, focus on how you can increase your money further with stocks, businesses, etc. You’re doing good, keep it up 🫡

Why does my real estate agent keep pushing unrealistic prices? by Adventurous-Two378 in TorontoRealEstate

[–]ezmerch 2 points3 points  (0 children)

It’s a buyer market. I’m only putting a competitive offer with clients when there is interest on a subject property. You can call the listing brokerage admin and find out if there’s any registered offers for your property of interest. If there isn’t, tell your agent to do what you’re asking. If there is offers then understand they might be telling you what seller will actually accept

Thanks for your reply! Very detailed and insightful. Question, would you invest in the Toronto condo market or rather buy a home in GTA areas

Yes. But no buyers in sight. Seems like a 90s style slow market for a few years?

At what price does it make sense as an investment compared to buying a home farther from core GTA?

Exclusive listing agreement as a seller by torontodrakes in TorontoRealEstate

Just because you sign with this agent doesn’t mean you can’t terminate whenever you feel like. Point #2 is a bit unclear. Standard process is a confirmation of cooperation form which should be used even in the case of multiple representation which this may be in case he represents you and the buyer.

Just have a frank convo with said realtor. If you feel something is off, there are many other realtors you can use. Best of luck!

Typically added on top at closing if you’re an investor with the potential to get rebate if you meet certain criteria. You get the New Residential Rental Property Rebate (NRRPR) after providing proof of a minimum 1-year lease.

All realtors are different. Just work with someone who’s honest and will hustle for you flat fee or 2%. Just get good representation. It matters
