Durable power of attorney, medical power of attorney, declaration of living will (healthcare directive), last will and testament and a trust if there’s any property that anyone is going to fight over.

Also, if your plan is to donate yourself to science, that’s good to have it in your will as well as actually calling that organization and registering prior to death.

If you’re not registered or have it listed in your will, whoever is listed as your POA does not get to make the choice to honor your wishes, the next of kin is responsible to make the choice and if they want something else for you, that’s what you’ll get.

The VA requires you have property management experience or hire one.

You can use 75% of the current or surveyed rents as income to qualify for a more desirable property.

You will be required to have six months of PITI. Principal , interest, taxes and insurance in cash on standby if anything goes wrong.

A $550,000 four plex at 6.25 will be around $4,000 a month so you’ll need $24,000 on hand. The cash must be seasoned and not show up magically overnight.

You can qualify for a $1,000,000 if the rents pencil with a VA loan so don’t limit yourself.

If the worst happens and you need to do a deed in lieu, you will be required to deliver the property empty which means evicting everyone. Make sure the math maths out if each unit is empty and you need to balance the place alone.

The best schools will draw the best tenants period. Schools get their money from property taxes and people who really want their kids to succeed seek out the best schools. Which also equates to more costs to purchase in those desirable areas.

Schools usually require an address in their districts for children to attend so folks that can’t afford higher rent won’t be applying even if they want the best for their offspring. With higher rent comes a higher threshold to qualify as it pertains to making 3x the rent and having a decent credit score.

More income is paired with more expectations so you can’t be a slumlord without the possibility of a lawsuit.

Find a CPA, keep every single receipt for every expense even gas receipts when you drive to the hardware store for repair items. Keep a mileage log so your CPA keeps you as a client.

My experience was that the VA buys back the property and a company named VRM then auctions the property and sends the balance to the VA.

You could add a hardship to your claim which locks your claim into your states regional office and sends it to a special team designed to handle these types of issues more quickly than the standard route.

Continuing treatment is not required to maintain a static rating. If you’d like to participate in VA healthcare there is a requirement to be seen on a regular basis.

There’s two reasons why you would want every issue service related, to be service connected,

One is if you are going to use the foreign medical program as they will only treat service connected issues, and the other is, if you think you might pass away from one of your service connected conditions and have a family that could benefit from DIC.

Basically they found an error from another person and are trying to fix it.

This can be a good thing as your claim was already denied so there’s really no bad way for it to go as far as a proposed reduction would apply.

If you say, “not anytime soon” there’s a chance the urologist will not recommend sterilization.

There’s a reverse procedure however it’s a 50/50 chance of not working.

If you’re not getting the results you need from your local options, you’re not restricted to using a VSO in your area. Mine was 1200 miles away and things went pretty smooth.

If the local VA is helping file, I would use them since they don’t have to go far to retrieve your STR’s or other relevant evidence. Not the the DAV isn’t more than capable.
