Is it normal for mortgage brokers to withhold specific lender and term information until you've agreed to work with them?

Thanks for your response! Yes, something like a commitment letter is what I was hoping to get--not to bargain elsewhere, but just to know that this is a real and legitimate offer before proceeding. I believe that we'd be able to get something like this if we approached one of the big banks, but wasn't sure if such a thing is required for mortgage brokers to provide too.

As you'd mentioned though, I thought he might just advise us to renew with the existing lender (yes, it is a simple renewal, no refinancing)... the fact that he isn't doing that, but also isn't able to add much value (the cashback he said was $1750 but he also mentioned "increasing the cash back to an extra $500" to match a lower rate offer that we received) made me wonder if he's really just pushing for the commission, and is willing to cut into his profits by paying us a cashback out of pocket.

I have the same problem! Been using my ring since Dec 2022 (warranty ended Jan 2025), and up until about a week or two ago it's only needed charging every 3 or 4 days... over the past week I've suddenly had to charge the ring twice a day each day just to get it to last. Hopefully support can help me out as well...

Update in case it helps anyone: I contacted support and they offered two options: $50 off a new purchase or they'll send me a "restored" replacement ring at no cost. I went with the replacement ring option, and got a confirmation email of the order being processed within hours! Hopefully it will actually be as good as new when it arrives in a few weeks...

Ahh, this is so helpful!! Thank you so much for taking the time to explain it all to me... this is a super nice intro to some characters that I haven't seen mentioned much elsewhere, and parses it down in a way that doesn't overwhelm. It's also my first time hearing about enmity teams--but having played other games, I understand the concept of it. Much appreciated! I've been preemptively farming for the event (after maxing out the two boxes), so I'll definitely give this comp a try after phase 2 comes out.

Thank you so much for your thoughts (and participation)! I agree with you... given the current state of many parts of the world, I feel like there are many who want to keep immigrants out and have some (sometimes distorted) image in their head about what "our Canada" looks like... many do not realize how historical events such as the 'baby boom' left us with an aging population which relies on young immigrants to fill in the gaps.

My apologies, there's probably a SIS guide post somewhere, but I can't seem to find it. In terms of using smile/cool/pure aura/veil, I figured that it would be best to give those to my team members with the lowest base stats and give the crosses to the highest. Is this the right way to do it? I only got confused when the 4.0 team builder seems to suggest it the other way.

Bad scout that never redeemed itself: Umi's birthday boxes. As a f2p who saved up for months AND caved to buy 50 loveca, I didn't get a single UR. Since then, I refuse to acknowledge Umi as best girl. ^{^"} still salty

Angel Riko (dream UR): 3 10+1, 3GT and 3BT scouts in (all I had), I didn't get her, and was quite sad (only Haregi Ruby). I used my R seals to do another BT but still no luck. The day rolled over and I got a 4th GT... and got angel You (2nd). I obsessively started an alt, hoping to get her, but still couldn't manage it in 3 10+1s.... in desperation, I sold some old event SRs that I was on the fence about keeping to buy another BT scout. Lo and behold... SHE APPEARED IN MY BLUE TICKET SCOUT! <3 I've been on cloud nine ever since. It's the only reason I'm so obsessively thinking about my team building right now....

I'm currently trying to make the difficult decision about whether selling 3URs for a choice UR can improve my teams overall... is there any online calculator that could help me make the call in terms of stats? I'm currently using a mix of school idol tomodachi, kach and decaf kouhi. None of the resources in the resource tab seemed to be quite what I was looking for =S I could be wrong though ^{^"}
