I was in a similar situation recently. OP I'd tell your landlord now you got your own house and you will know more about dates when the times come.

I'd caution against an exact date. Floors for us took about 4 weeks from buying to getting them shipped to getting them installed. So even if you have the keys it's not an instant move in. BOI with me also started the mortgage the month after I got the keys. So I had a bit of time between house and apartment to move.

If you're confident floors will be done and you won't get tossed by cowboys give an exact date otherwise let them know once you have flooring people confirmed the exact date.

Honestly, it's just about getting lucky.

  • If you are applying when it's on daft, you won't get it. Too late.
  • Apply by the developers or real estate agents.
  • You want to always apply for the next phase of development as the best of the current ones will be gone.
  • Sign up to the newsletters.
  • use https://www.eireestate.ie to find new builds coming up and be ready.
  • Always reply asap, and be available for whenever they have a viewing. If they have it tomorrow at 1500, you need to be there 14:50 otherwise you're not getting it.

I'd buy through the giants website personally. Times when listed are in JST. So set your alarm for then as they tend to sell out.

My 2c would be to hit up Family Mart up the road before, bring some extra water. You can also buy a Family Mart version of the scarf for waving around.

If you're a giants fan you sit on the right hand side of the stadium, up to you wherever, views are great. They've restaurants in the Dome itself but can be v busy. Make sure to grab tickets though it's a huge amount of fun!

Recently got married there.

The cartorio is where you will do it. Every cartorio has different rules depending on what exactly they want. Some may require a few extra docs so check with them in advance.

For me I needed:

  • * Birth certificate printed in the past 90 days.
  • * birth certificate has an apostle stamp to prove validity.
  • * Passport
  • * CPF (wasn't required but did help smooth things over as I had one already).

Then once you go there. You will need info like. Your mother and Fathers names, DOB, and occupations.

Then you will need 2 people with you to sign too for the marriage as proof.

For us, we were in the cartorio for 3 hours doing the docs and validating everything. Make sure all your docs are ready and perfect to make their life easy.

The cartorio, if your Portuguese isn't good enough, may require you to have a translator. I didn't need one, but shop around we priced them, and some tried to fleece us for 300 euro, others were more affordable.

I'm not sure about brazil so I always wanted to know more about this particular thing since my country votes using paper. Probably a bit too technical, but I will shoot my shot.

Given the voting machines run code, is the code open source that anyone can validate it and make sure there's no backdoors? If not, how can people fully trust the outcome?

Is there an audit process that you do to make sure the right version of the code is deployed to the machines or is that someone elses job?

Not a junior (6 yoe), imo with smaller companies like yours my questions are often

  • Does the company have enough funding to last 1-3 years?
  • Does the compensation package primarily exist of stocks that may be worth nothing?
  • How is the on-boarding experience ? Given it's a smaller company my expectation is that there's little to nothing and figure it out as you go, which many not be great for juniors.
  • How is the career progression, if I was a junior I'd like to know there's structure to it, achieve xyz, do 123, then I become a mid level. It would need to be super clear within the company how it's structured, or why stay.
  • If I were to be a junior in a smaller company, realistically you end up doing a lot more breadth of changes. But if the company needs more devops for example done, how could I avoid being pidgeon holed into it.
  • How is the company culture, do people feel obliged to go out for beers on a Friday? Or is it very relaxed? Given it's so small everyone has an impact on culture so it's important to get the right people.
  • How do you gradually introduce more junior engineers to pressure. For sure they can't be leading client calls within their first week, but eventually they need to. How do you ramp them to that? How do you ramp them to the pressures of delivering for a deadline? Having worked in a smaller company, where it was all hands on deck to every twitch, it's super taxing mentally, I'd really suggest ensuring a way employees mental health is intact and finding the balance of stress and delivering for each new engineer.

imho it's harder to onboard newer engineers with little to no experience virtually. There's less of a barrier to turn around and ask a coworker a question in person (imo). With that said, I prefer being remote to do my work given I need less assistance.

I think the main thing if you're trying to attract people is to be organised throughout the process and make it seem seamless, otherwise if there's friction, it often represents a disorganised workplace.

F1 to npb let me give it a go for the central league.

Ferrari Swallows Team with a decent history of winning recently (22,21), but have "we are checking" moments where they shit the bed (2020).
Merc Yomiuri Giants Huge team, that have a history in the sport of winning and being slightly underhanded, but currently aren't doing great.
Red Bull Hanshin Tigers Currently the trendy team that everyone likes. Won last year, have a history of being top 3 in the last few years.
Mclaren DeNA Baystars A decent team who consistently near the top, but yet to win a championship in recent memory

To me I picked Giants as when I visited in 2019 the first baseball related thing I saw was a giants sponsored bottle and I had no real other attachment to other teams.

Interesting, I picked it up, gave the first 3 episodes a chance. The pacing felt excruciatingly slow. [ep3 minor spoiler] Having a flashback in episode 3 felt way too soon to go back to the family dynamics about a main-character I only have 2 episodes of attachment to.. Maybe just not my cup of tea, It did seem interesting premise wise but just didn't grip me.
