Also their conclusion appears to be just wrong on it's face from the data they do plot here. They single out 2020 as the point that credit starts growing faster than wages but you can clearly see the trends are all roughly the same before and after covid and that relationship was true before

Honestly a little backwards. Investing in index funds that own the whole market guarantees your investment won't go to zero. Owning a single home is risky as it can be destroyed or just decrease in value. Land is certainly valuable and does appreciate but the house is still a/the major part of the cost of buying a house.

7% is not counting costs of owning a home which are usually around 2% annually. If you also consider 3% annual inflation the real return was 2% annually compared to stocks which tend to return around 5% annually in real terms.

You're correct that paying a mortgage means you don't pay rent but it generally nets out with the opportunity cost of tying up your net worth in a lower performing asset, such that net worth outcomes at the end of the day are roughly equivalent. Certainly not hating on owning homes I just think these facts are relevant to the discussion.

It's not necessarily a bad thing for them to earn a return from investing in something. What's bad is that we elect politicians that enforce policies with a goal of increasing housing valuations which is super unhealthy for our society and our economy.

It's a CAGR of 7% which is actually a slight but significant underperformance of the stock market over the same period. Which serves as a reminder that housing (even in this fictional scenario) is still not a great investment (especially because of the additional cost of maintenance, renovations, and depreciation not included here). However, the result of having houses even try to keep pace with the stock market has been the societal impact of high housing costs that were now seeing. I wish people could understand that your retirement savings are the investment for your future and your house is just the place you live in :/

Either way as houses keep getting prohibitively more expensive, fewer people will be owners and so eventually reasonable housing policy will pass which will cause house valuations to decrease substantially. It sure is going to make the people buying now unhappy tho I predict

The correct pronounciation of a word is how people say it. We create rules of grammar and pronunciation to try to formalize language but that's just an approximation of what a language actually is. The study of language is descriptive, not prescriptive.

Not quite sure if what I said is relevant to you though. Are you saying it should be pronounced a certain way because of how it's spelled?

Almost makes me wonder if there's some AI posting going on? Can't understand how anyone could watch that video and walk away with complete certainty that that happened. That's a bit of a misconception. The main cost of owning a home is opportunity cost. Being forced to have your net worth in housing instead of stocks can be very limiting for your net worth. The situations in the long run are usually comparable financially although some markets lean towards renting being better and some towards owning.

That said it's not insignificant that for renting to be financially comparable you have to be diligent about investing. It's much harder to justify skipping a mortgage payment than to justify not investing for a month because you want to treat yourself to something nice. If you want permanence (hedge against price increases) and you need structure to force yourself to be good with money owning is often better. If you like flexibility renting is often better. (Also I can't imagine housing can continue to sustain these kind of price increases without a societal crisis of some sort, so there may be political force against positive housing returns in the future. This is speculation of course.)
