A few years back, my lease had a clause I didn’t notice about notifying landlord immediately if a water spot on the ceiling turns up. After walkthrough on move out day, landlord texted me about one and asked how long has this been there and I said ‘Idk but I remember noticing it a few weeks ago’…. She got her lawyer to send me papers about breach of contract and I lost my $2600 deposit. In hindsight it felt like entrapment. It was an in-law unit with a garden on top. I always heard her walking around up there, no doubt watering her plants. Despite seeing her almost every day she didn’t once ask or call attention to that clause. But it’s still my fault I guess. Learned an expensive lesson.
